Qualified candidates must be professional, outgoing, and friendly. The goal of the position is to provide residents with a clean, well-maintained, and fully functioning living environment. The responsibilities of the maintenance technician include general maintenance and repairs to the Magnolia Key Condominium common elements of the buildings and grounds and cleaning outside spaces. Magnolia Key Condominium is an ocean-side residence with 36 units.
Core Duties:
Regularly check common elements to identify, report and correct issues with unsafe conditions, mechanical failure, or breakdowns.
Communicates with assigned supervisor on any pending items or the status of service requests to ensure satisfaction.
Timely perform basic repairs to common elements on a routine basis, including insuring all property facilities are in working order, including interior, exterior and emergency lighting, piping/plumbing, changing air filters, etc.
Timely perform ongoing preventative maintenance on all exterior and common elements of the property. As an example, this includes but is not limited to some painting, rust repair, lubrication of hinges, and any additional duties required in keeping salt intrusion and salt damage to a minimum.
Maintain the cleanliness of outside spaces, to include but not limited to paver parking areas, entryways, garages, walkways, and interior stairwells, and to support janitorial team where needed. Maintain trash and recycling receptacles around the facility.
Other general maintenance type projects as assigned.
Escort/monitor service contractors when needed.

Requirements:
3+ years of experience in property maintenance or equivalent maintenance-related fieldwork.
Ability to interact professionally and efficiently with guests, residents, staff, and management.
Hands-on experience within basic plumbing, carpentry, electrical, and cleaning outdoor spaces.
Physical requirements include being able to lift up to 50 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend as well as have hand-eye coordination and manual dexterity.
