Assist the property manager with all aspects of running a property management company that
rents single family homes
1. Be on site daily at the office performing administrative tasks
2. Assist the property manager with obtaining, scheduling and working with vendors and contractors.
3. Assist the property manager with showing rentals, screening potential tenants, drafting tenant
paperwork and collecting/recording rent owed from tenants.
4. Be on-call when necessary to respond to urgent or emergency maintenance issues with HVAC
systems, water heaters and other items that maintenance would have to address immediately. After
hours calls required for emergencies only.
5. Assist the property manager with processing evictions when necessary.
6. Assist the property manager with inspecting properties when needed. This includes: tenant
maintenance requests, move-in inspections, move-out inspections, acquisition of a new location
and/or preparation to sell a location. A reliable vehicle, valid driver’s license and liability insurance
are required.
7. Maintain good tenant relations by prompt and complete response to tenant problems when needed.
8. Assist with the preparation and organization of reports and invoices for work that has been
completed. This includes submitting invoices from contractors and other vendors for payment to the
Gold Coast Residential accounting department.
9. Maintain paper and digital records in an organized manner. This includes work orders/repairs
completed, receipts, checks collected from tenants and other financial records. Knowledge of or
training for the computer program “Rent Manager” will be needed.
10. Answer and respond to phone calls and texts.
