GENERAL DESCRIPTION

The maintenance worker's function is to maintain and keep the building and common elements in good repair, and to keep the physical appearance of the grounds in good appearance.

REPORTS TO

The maintenance worker will be under the direct supervision of the onsite Resident Manager/General Manager/Supervisor.

POSITION OBJECTIVE

To assist the Resident Manager/General Manager/Supervisor in providing services for the maintenance and grounds of the property.

ESSENTIAL QUALITIES:

The following are representative of the knowledge, skill, and/or ability required:

Must be able to perform all duties as directed by the Resident Manager/General Manager/Supervisor, to include, but not be limited to painting, minor carpentry, changing fighting fixtures, minor masonry and other normal maintenance tasks.

Must have an understanding and knowledge of a wide range of hand/power tools, equipment and supplies, and must be able to use equipment associated with general maintenance and minor building repairs, such as: basic carpentry, plumbing, electrical, painting and landscaping.

Must be able bodied and physically fit in order to accomplish all tasks noted on this Job Description and other task required by the property.

Must be punctual in reporting to work, and dressed in a neat and groomed manner, as appropriate for the job. Good attendance is expected.

JOB FUNCTIONS

Duties include, but are not limited, to the following:

Routine work on the grounds, including yard maintenance, wall and common door repairs, and painting of common areas.

Routine general checking on equipment (if applicable), including the fire equipment and alarms, emergency generator, elevators, the main water lines and roof top vents.

Emergency repair and maintenance as needed to ensure safety of the premises, including clearing of drains, changing lighting fixtures, clearing trash chutes, removing barriers to foot and vehicle traffic, and responding to resident and/or property emergencies.

Attention and responsiveness to actions and the activities on the premises which may pose a hazard or risk to residents, including non-tenant foot and vehicle traffic, parking violations, noise issues, and inappropriate conduct;

Any other assignments as may be necessary for coverage purposes in addressing emergencies, and/or to support the Resident Manager/General Manager/Supervisor and co-workers in executing assignments.

QUALIFICATIONS and REQUIREMENTS

Employee must be able to work as part of a team, be conscientious in completing assignments, take initiative in identifying projects that need attention, be personable with residents, guests, and vendors, show good judgment in dealing with problems, and be positive in relationships, including with supervisor and property management. Experience in a similar/previous position is a plus.

In addition employee must be able to:

Read, write and communicate in English; demonstrate ability to read instructions or a basic manual, write a description of work completed, demonstrate basic conversional English.

Understand documents such as safety rules, operating and maintenance instructions, and procedure manuals;

Apply a common sense understanding in order to carry out written or oral instructions;

Deal with, and trouble-shoot problems as they arise;

Keep and maintain accurate written records and time sheets;

Be cordial and pleasant with all persons encountered on the job, including co-workers, residents and guests;

It is also expected that employees will:

Work as a member of a team;

Work adjusted schedules and overtime when required;

Maintain a safe working environment;

Inform the Resident Manager/General Manager/Supervisor/Supervisor of any malfunctioning equipment, or any other malfunctioning components of the common areas;

Report unsafe conditions and accidents immediately to supervisor;

Possess a valid Hawaii state driver's license and drive vehicles as directed, and in the event the employee drives, as part of his or her duties, the employee is to maintain their own auto insurance and poses a current automobile insurance card;

Follow work schedules and policies, safety regulations, procedures, and established guidelines;

Keep all information regarding the owners, residents, guests & fellow employees in strict confidence. Any matters related to the above should only be discussed with the Resident/Site Manager.

EDUCATION and EXPERIENCE

High School Diploma or

At least 18 years old.

Eligible to work in the United States.

Demonstrated knowledge of the Janitorial and Maintenance industry and methods.

Capable of performing all maintenance tasks, as needed, with reasonable dexterity, speed and efficiency.

One (I) or more years experience in work related to the maintenance and repair of facilities.

PHYSICAL, MENTAL and COMMUNICATION DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. The employee must be in good physical health, to include good vision, e.g. able to pass a vision test to obtain a driver's license, passing a pre-employment and annual physical. Drug testing and criminal background clearances are required.

The duties of this job may require prolonged periods of standing or walking and occasional periods of lying, crawling, kneeling, squatting, stooping, climbing and balancing, crouching or twisting and infrequent periods of sitting. While performing the duties of this job, the employee is required to manipulate objects, tools and controls often using hands, fingers, wrist, in addition to reaching with hand and arms. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.

WORK ENVIRONMENT

Most duties take place in and around the building and properties. Occasionally, an employee may be required to pick up supplies from a vendor.

While performing the duties of this job, the employee may work close to moving mechanical parts and electricity, in high places, and in outside weather conditions.

Additionally, an employee may also be required to work near potentially toxic or caustic chemicals, e.g. lawn and pool chemicals, and maintenance or paint products. The noise level in the work environment is usually moderate.

WORK HOURS

The Resident Manager/General Manager/Supervisor/Supervisor schedules usual work hours, and duties may require occasional overtime and an adjusted schedule to properly maintain the project and work schedule.
