We are seeking a highly organized, customer-focused Residential Property Manager to join our team full-time in Waipio, Hawaii. The ideal candidate is detail-oriented, proactive, and experienced in managing single-family homes, condos, and townhomes across Oahu.
Key Responsibilities:
Oversee day-to-day portfolio management for assigned rental properties
Conduct move-in/move-out inspections, periodic walkthroughs, and maintenance coordination
Manage tenant communications, lease enforcement, and conflict resolution
Advertise vacancies, show rental units, screen applicants, and execute leases
Coordinate repairs with vendors and ensure timely work completion
Track rent collections, notices, and delinquencies
Prepare monthly owner reports and maintain accurate property files
Ensure compliance with Hawaii landlord-tenant laws (HRS 521), Fair Housing, and company policies
Qualifications:
2–3+ years of residential property management experience preferred
Active Hawaii Real Estate License
Strong understanding of Hawaii Landlord-Tenant Code
Excellent communication and customer service skills
Ability to multitask, prioritize, and work independently
Proficiency with property management software (e.g., Buildium, AppFolio, Propertyware)
Valid Hawaii driver’s license and reliable transportation
