The first THREE months of employment are considered an introductory/probationary period, the
purpose of which is to introduce you to policies and procedures of The Ke Kilohana, and to evaluate
whether your job performance is deemed both satisfactory and acceptable by our supervisors. The
Association may, for any reason, choose to extend your introductory/probationary period. If your
introductory/probationary period is extended, you will be advised in writing and given specific details
as to its continued length. If you successfully complete the introductory/probationary period, you will
be given regular status, in keeping with your skills and availability, and our needs.
POSITION SUMMARY
Under the supervision of the Residential Specialist Supervisor, the Residential Specialist is responsible for
general operations during the shift to ensure safety, security, and enjoyment of the property.
DUTIES AND RESPONSIBILITIES
Ensure excellence in customer service including communication, conflict resolution and
responsiveness
Aid in a consistent manner that demonstrates caring, responsiveness and knowledge of the
property
Assist residents with various common area amenities including but not limited to check-ins and
check-outs
Monitor security of the building by using closed-circuit television (CCTV), perimeter and grounds
patrol throughout the shift, and maintain camera recordings
Assist in internal investigations as required
Respond appropriately to emergencies including fire, flood, smoke, security and safety incidents
Demonstrates knowledge and skills on property systems including fire, water, electrical and
mechanical switches, and valves for both common areas and individual units
Initiates and cancels evacuation procedures appropriately
Records and logs shift events in the RS Log to ensure continuity and provide an overview of shift
activity
Aware of House Rules and implements interventions in a positive way that encourages resident
compliance with the house rules
Monitors move-ins and move-outs to prevent damage to common area and assure safety and
reserve / schedule the usage of Freight Elevator
Train new Residential Specialists in the specific tasks of the role as well as oversee the security
office
Accepts and release authorized packages and provide Lost and Found services

Reports any maintenance related deficiencies that are observed and submit work order for
maintenance resolution
Reports complaints and incidents of unusual or questionable activities
Directly assists the General Manager in assigned aspects of daily security operations
Oversee driveway, loading zones, ramps, and entrances and helps prevent congestion; facilitates
special parking requests; and monitors parking garage and parking lot for improper parking
Maintains liaison with local police as well as neighboring condominium’s security offices
OTHER FUNCTIONS AND REQUIREMENTS:
Keep all information regarding Ke Kilohana, owners, tenants, guests, and fellow employees in the
strictest of confidence
Supervise cleanup during observed or reported incidents regardless of time of day or evening
PHYSICAL, MENTAL, AND COMMUNICATION DEMANDS:
Require frequent walking, bending, as well as lifting and handling up to 30 pounds
Require basic reading, writing and problem-solving skills
Able to read, write, speak, and understand the English language to communicate effectively with
owners, guests, rental agents, and other staff members
ORGANIZATIONAL RELATIONSHIP:
Reports to the Residential Specialist Lead but in the absence of the Residential Specialist Lead, reports to
General Manager.
WORK HOURS:
Generally, 32 to 40 hours per week for full time. Workdays and hours are subject to change. Overtime
will be necessary when circumstances call for extended hours. The Residential Specialist Lead usually
assigns hours.
Pay is $18.50 but $19/hour if pass probation/introductory period.
