JOB TITLE: PROJECT MANAGER IN RESIDENTIAL CONSTRUCTION
JOB DUTIES & DESCRIPTION:
Review preliminary/permit plans to ensure accuracy and reduce foremen frustration
Responsible for all aspects of each project that is assigned to me including accounting
This includes the pre-planning phases as well as the roll out and building each project to its completion - Turn Key.
Set forth all the RFP's, and make sure that they are dated and sent out on time to be received back on time from the potential subcontractors
Make sure all the plans have been submitted and the permit process for each project is moving along through the normal course of events
Work with all subs to make sure they are meeting all of the deadlines and that they keep their jobsite clean and their materials and work is tight
Order all materials and special-order pieces as soon as the plans are finalized and contracts signed
Approve all orders coming from the field and ensure Purchase Orders are posted on Buildertrend
Keep track of each and every change through the course of the project and make sure that they are recorded in each project file
Keep track of each RFI - Create a log for each Project and maintain constant communication
back and forth
Make sure that we are following our checklist for each project, and that all rules regarding OSHA, HIOSH, EPA, STORM WATER QUALITY, LEAD SAFETY & ASBESTOS REMOVAL are followed and that we keep accurate records especially in our corporate files and also with the job site files
Create and maintain a Gannt chart for all projects
Assure quality control on each project
Post daily logs/updates on Buildertrend
Send out work orders for field employees
Evaluate each worker as to their ability to keep up with their work assignments: quality, speed and efficiency
Oversee the warehouse as the different projects with their materials are flowing in and out
Work with expeditor(s) to assure on time delivery from supply houses and warehouse to the site
Work with Labor force and those responsible for moving all trash off the site and to the dump sites
Work directly with all site supervisors to assure that each project site is safe and that all the standard work habits for OSHA safety standards are being met
Initiate and implement all job site safety standards
Evaluate each project to assure we are doing all we need to in being compliant with the lead testing
Make sure that each job site box has the proper first aid kits and all are fully stocked
Make sure all safety standards are being met like all workers have complete PPE's (Hard hats, eye protection, ear protection and high visibility clothing)
As needed on the project, assure that the proper safety harnesses and retractable gear is provided and being used
Make sure that we are following all safety standards with regards to scaffolding and/or pump jacks
Prepare estimates based on specified products, diagrams, sketches, and detailed documentation
