Stable, long-term opportunity at Ko`oloa`ula, a large residential property in East Kapolei. This position will manage the maintenance department at a 308-unit residential townhouse apartment complex. The supervisor will work directly with the property manager in planning and coordinating work for unit turnovers, routine work orders, general maintenance, purchasing, and inventory management. The supervisor will participate in the recruitment process; train and supervise technicians and laborers; coordinate or directly address after-hour priority maintenance issues; enforce safety policies and procedures; be responsible for quality control; work with contractors and vendors; keep equipment properly maintained; participate in unit inspections; help to ensure that required materials and supplies are in stock; directly execute repair work; and keep the maintenance shop in good order, among other related duties.
Qualifications
- Has years of work experience in general residential maintenance.
- Experienced in plumbing, electrical work, carpentry, and painting.
- Is a team player; enjoys collaborating with others.
- Able to communicate well using good listening, speaking, writing, and reading skills.
- Has supervisory experience, leadership qualities, and excellent judgment.
- Is skilled in guiding and training staff.
- Is effective in establishing positive work relationships with staff, residents, vendors, contractors, and others.
- Able to use email, do Internet searches, enter information into a database, and use other MS Office applications.
- Can properly maintain work order, purchasing, and inventory control systems.
- Able to adequately understand, speak, read, and write in English to be able to fulfill job requirements.
- Has valid Hawai`i drivers license, current auto insurance, and clean driver abstract
- Able to lift 50 lbs.
