Senior Apartment Maintenance Technician

Job Description

We are looking for a skilled and dedicated Maintenance Technician to join our team, serving a scatter site portfolio in the southwest suburbs of Chicago. The ideal candidate will have a background in apartment maintenance, strong technical abilities, and a commitment to maintaining the high standards of our properties. As a Senior Maintenance Tech, two key responsibilities will be diagnosing mechanical/building issues and offering suggested solutions as well as being a leader amongst the maintenance staff

Responsibilities

- Routine Maintenance: Perform regular inspections of apartment buildings, including plumbing, electrical systems, Hardware and fixtures, HVAC, heat radiators and other essential components to ensure proper functioning and safety.

Repair Work: Address maintenance requests promptly and efficiently, including fixing or replacing leaky faucets, rodding toilets and tubs, repair or replace broken appliances, radiators and A/C units, repair or replace faulty electrical outlets and light fixtures.

- Turnovers: Prepare vacant apartments to be market ready through turn-over repairs and improvements. This can include painting, drywall repair, light electrical, light plumbing, appliance repair/cleaning, trash removal, etc.

- Troubleshooting: Diagnose issues and implement effective solutions to resolve Maintenance requests efficiently.

- Preventive Maintenance: Conduct preventive maintenance tasks such as changing air filters, test radiators and A/C units, patch and paint walls ceiling and doors, verify all common areas and exits lights are working properly, inspecting boiler rooms and water heaters for any leaks.

- Groundskeeping: Maintain the cleanliness and appearance of the apartment complex grounds by performing visual inspections, removing trash from laundry rooms, mop and vacuum common areas, picking up debris from exterior walkways, ensuring proper waste disposal.

- Documentation: Keep accurate records of maintenance activities, equipment inspections, and repair histories to track maintenance needs with our CRM software (AppFolio)

- Emergency Response: Respond promptly to emergency maintenance situations, such as floods, power outages, and severe weather conditions, to minimize damage and ensure tenant safety. Emergencies are handled on a rotating on call basis.

- Customer Service: Maintain tenant relations and be helpful in resolving any issues tenants may have with thorough and effective communication.

Job requirements:

- Relevant vocational training or certification in maintenance, electrical, plumbing, or HVAC systems is preferred.

-Strong understanding of building maintenance principles and practices.

-Ability to operate maintenance equipment and tools safely and effectively.

- Good communication skills and the ability to interact professionally with tenants and colleagues.

- Physical stamina and the ability to lift heavy objects, climb ladders, and perform manual labor as needed.

- Availability to work flexible hours, including evenings, weekends, and on-call rotations.

- Use CRM (AppFolio) software to communicate with staff and tenants

- Reliable transportation required

Desired Skill

- 5 plus years of experience in apartment maintenance or a related field is required

- Familiarity with property management software for tracking maintenance requests and inventory.

- Basic knowledge of safety protocols and regulations related to building maintenance.

- Strong problem-solving skills and the ability to prioritize tasks effectively.

- Customer service-oriented mindset with a focus on tenant satisfaction.

- Willingness to learn and adapt to new technologies and industry best practices CRM

- Bilingual a plus
