We are seeking a motivated and experienced Superintendent for a large-scale Adaptive Re-use project in an urban environment. As the Project Superintendent, you will lead the construction of the core & shell commercial renovation and subsequent tenant fit outs. To succeed in this role, the individual must have strong communication skills, attention to detail, and a proactive problem-solving mentality.Preconstruction Responsibilities: Review of constructions documents for input on constructability, means and methods, code compliance, permitting requirements, building systems and schedule complianceAssist in creating and maintaining an efficient project schedule from Design Development through Substantial Completion that aligns with Owner’s delivery expectationsAssist in the development of the construction management and logistics plan to ensure efficient and safe operations with minimal disruptions to the surrounding urban neighborhoodConstruction Responsibilities:Oversee all daily operation of a construction siteSupervise construction efforts to verify project is in accordance with design, budget, and scheduleCommunicate effectively and promptly with architect, engineers, owners, tenants, and property managersCommunicates daily with Project Manager(s) and Project ExecutiveEnsure that all construction work is coordinated, managed, and supervised to ensure compliance with prime contract, project specifications, and J.L. Dunn’s safety standardsCreate and maintain two week look ahead schedules in accordance with the master CPM scheduleManage milestone compliance with master CPM schedule to ensure timely project completionUpdate master CPM schedule using MS ProjectAttend pre-construction, progress, OAC, and staff meetingsResponsible for generating and maintaining daily reports and logsSchedule, supervise, and manage self-perform labor crews and material deliveriesSchedule inspections as necessary throughout the projectLead subcontractor coordination meetings to identify and solve any challenges prior to the commencement of scheduled activitiesAssist in the creation and review of all correspondence related to master schedule, RFI’s, submittals, shop drawing review, and subcontractor meetingsPrompt follow up with clients and upper-level management during all project phasesApply technical building knowledge to proactively assist Design Team with problem solving solutionsManage punch list and project closeout process to assure timely completionRepresent J.L. Dunn’s company values and standards in all aspects of your day-to-day responsibilitiesQualifications: Experience re-developing brownstone buildings (Type III Construction) with complex structural requirements, façade restoration, and high-end condominium fit outsComfortable overseeing the entire operation of the construction siteMinimum of five years’ experience as a lead Superintendent. Preferably in the City of BostonExperience managing a minimum of three projects as the lead superintendent30 Hour OSHA Certification preferred. 10 Hour OSHA Certification required.Knowledge of construction industry safety standards, building materials, and technical aspectsAbility to read and understand design documents, blueprints, and specificationsSelf motivated, energetic, enthusiastic, with an entrepreneurial outlookKnowledge of commercial construction processes and contract requirementsExcellent communications and organizational skills requiredMassachusetts Construction Supervisor License (CSL) requiredBoston ABC license preferredProficient knowledge of Procore and Microsoft ExcelPreferred proficiency in Microsoft Project Schedule and BluebeamOn Site Position & Working Conditions: While performing the duties of this job, the employee will be leading an active construction site with heavy machinery and constantly changing conditions.
