Join our team as a Maintenance Coordinator and play a vital role in ensuring the smooth operation of our properties. As a Maintenance Coordinator, you will coordinate maintenance activities, maintain accurate records, communicate with tenants and property owners, and ensure compliance with contractual obligations. This position requires strong organizational skills, attention to detail, excellent communication skills, and the ability to multitask effectively.

Duties:

- Coordinate and schedule maintenance activities for properties

- Maintain accurate and up-to-date records of maintenance requests and work orders

- Communicate with tenants and property owners to address maintenance concerns and provide updates on progress

- Utilize a Computerized Maintenance Management System (CMMS) to track and manage maintenance tasks, keeping detailed notes

- Perform administrative tasks such as data entry, filing, and document management

- Register and schedule city inspections -follow up on violations/needed repairs

- Schedule Section 8 inspections as needed/coordinate required repairs

- Follow established policies and procedures

- Develop and maintain positive relationships with vendors and contractors

- Assist with upselling additional maintenance services to clients

- Ensure compliance with contractual obligations and service-level agreements

Requirements:

- Previous experience in property maintenance or real estate is preferred

- Strong organizational skills with the ability to prioritize tasks effectively and demonstrate initiative and a sense of urgency in daily duties

- Excellent phone etiquette and communication skills

- Proficiency in using CMMS software or similar systems

- Detail-oriented with a focus on accuracy in record keeping and data entry

- Ability to multitask and work in a fast-paced environment

- Proficient in Microsoft Office Suite (Word, Excel, Outlook) and QuickBooks

- Strong problem-solving and customer relationship management skills
