JOB TITLE: Building Maintenance
CLASSIFICATION: Hourly
REPORTS TO: Maintenance Supervisor

TERMS:
This position is a 260 total paid day position offering full family medical, dental, and vision benefits. Dental, vision, and life insurance are paid by the district at no cost to the employee. Vacation, personal business days, holidays, and sick time paid. Retirement through the Office of Retirement Services (Pension Plus or Defined Contribution).
SALARY RANGE:
This position is on the nonunion, hourly Grade H Scale, $20.8817-27.4972 per hour.
GENERAL JOB FUNCTION:
The Intermediate School District building maintenance custodians perform a wide range of preventative, general maintenance and approved repairs including electrical, plumbing and HVAC systems. Duties also include cleaning, grounds-keeping and conference area set-up functions.
MINIMUM QUALIFICATIONS:
1. Possession of a high school diploma or its equivalent.
2. At least one year successful experience in building maintenance, custodial work or its equivalent
3. A demonstrated mechanical ability in general building maintenance including electrical and plumbing.
4. Proficient in HVAC – air conditioning systems and boilers.
5. Possession of a valid Michigan driver's license.
6. Ability to recognize custodial and maintenance tasks which need doing and to complete them with minimum supervision.
7. Certification as a pesticide applicator from the Michigan Department of Agriculture, if required by assignment, or have the ability to obtain the certificate.
8. No physical or mental restrictions that would, with reasonable accommodation, prevent performance of essential job functions and responsibilities.
PREFERRED QUALIFICATIONS:
1. Degree/Certification in HVAC preferred.
2. EPA refrigerant license preferred.

ESSENTIAL JOB FUNCTIONS:
1. Performs basic preventative, general maintenance and approved repairs for all structures and equipment at assigned site(s), including work in electrical and plumbing.
2. Performs HVAC systems maintenance tasks for all MAISD facilities.
3. Performs a wide range of cleaning and general maintenance tasks, which could include carpet and floor care, painting, minor construction projects, landscaping and grounds care, snow removal, vehicle operation, minor plumbing and electrical repairs, etc.
4. Opens buildings, as required, and prepares areas for specialized uses such as meetings, conferences, etc.
5. Remains available, when assigned, to respond to emergency situations 24/7.
6. Operates MAISD vehicles to pick up or deliver supplies, equipment, interschool mail, and other necessities.
7. Performs such other tasks and assumes such other responsibilities as may be assigned by the Maintenance Supervisor.
NOTABLE PHYSICAL REQUIREMENTS:
1. Routinely called upon to lift and carry objects in excess of 40 lbs.
2. The job requires frequent and extensive mobility, including up and down ladders, stairs and access spaces.
3. Frequently expected to drive a variety of vehicles and to operate large equipment.

Work is conducted throughout the Wesley School campus, Career Tech Center, Administration building and other MAISD-owned or operated facilities.

Employees in this classification are evaluated according to current Board policy.
TRAVEL/OVERTIME EXPECTATIONS:
Travel is frequently required in the area. Overtime is rare and at the discretion of the District.
