Job Title: Storage Facility Operations Manager

About the Role:
We are seeking a hands-on, versatile, and reliable individual to manage the day-to-day operations of our remote-owned storage facility. This role requires a mix of physical labor, organizational skills, and customer service to ensure the smooth running of the facility.
Key Responsibilities:
Vendor and Contractor Management:
Oversee and coordinate with landscaping and snow removal services
Supervise on-site work of electricians, plumbers, and other maintenance professionals
Ensure all contracted work meets quality standards and is completed on time
Submit weekly photos and videos to keep remote owners updated on the facility.
Unit Monitoring and Management:
Regularly inspect all storage units
Monitor the well pump room temperature to ensure the electric heater is functioning properly daily while the temperature is below 15 degrees
Record monthly electric meter readings from the pump room and bill tenants accordingly
Verify rental payments are up-to-date in our MGMT Software
Apply overlocks to units with overdue payments as per company policy
Facility Maintenance:
Perform minor repairs and maintenance tasks (e.g., changing light bulbs, minor plumbing fixes)
Identify and report major maintenance issues to ownership
Keep the facility clean and presentable at all times
Vehicle and Boat Storage Management:
Manually move boats on trailers as needed
Operate a Bobcat skid steer for larger vehicle repositioning
Manage seasonal storage of RVs and boats, ensuring correct placement for winter storage
Coordinate winter arrival (November) and spring removal (May) of stored vehicles, including scheduling drop-off and pick-up times with owners
Customer Service:
Assist customers with inquiries and resolve issues promptly
Maintain positive relationships with long-term storage clients
Administrative Duties:
Keep accurate records of unit occupancy, payments, and maintenance activities
Provide regular reports to remote owners on facility status and operations
Requirements:
Valid driver's license
Ability to lift up to 50 lbs and perform physical tasks
Basic handyman skills for minor repairs
Ability to work independently with minimal supervision
Flexible schedule to accommodate seasonal demands and emergency situations
Preferred Qualifications:
Previous experience in property management or storage facility operations
Knowledge of boat and RV storage best practices
Experience operating a Bobcat skid steer
Ability to learn and operate management software
Basic understanding of electrical and plumbing systems
