Position will remain open until 4/26/24 or until filled. Position Summary Responsible for various duties relative to property management for the assigned portfolios. Duties include unit marketing and leasing, rent collection, re-certification, and delivery of resident services and ensuring positive tenant relations. Responsibilities include enforcing all laws, regulations and policies relating to tenant selection, continued occupancy, and eviction. Ability to operate within budget parameters by minimizing expenditures and maintaining occupancy. Responsible for monitoring all community services, educational programs and grant-funded programs associated with the portfolio. Responsibilities Under the direction of the Property Manager the incumbent is responsible for a variety of duties relative to property management for the assigned portfolios:

Market units and properties in portfolio to ensure adequate pool of applicants for projected monthly turnover.

Enforce lease agreements with tenants; conduct regular inspections of units for housekeeping and maintenance issues; respond to complaints; collect rents and ensure proper accounting and record maintenance.

Complete lease preparation and signing, apartment inspection and processing, and orientation for new residents.

Meet with residents to discuss and resolve issues.

Assist in the evaluation and auditing of procedures within the portfolio to ensure a maximum level of consistency, uniformity and productivity.

Assist in the coordination with Public Safety Department to address safety concerns in the assigned portfolio.

Perform other similar duties as assigned or requested by supervisor.

Qualifications

High school diploma or GED at a minimum; college degree preferred. Extensive experience, knowledge and skills in property management in a portfolio of at least 300 units; this experience should be verifiable. Any equivalent combination of education, training and experience which, in sole determination of the SHA, provides the required knowledge and abilities may be considered sufficient. Public Housing certification required (or obtained within twelve months).

Ability to establish and maintain effective working relationships with co-workers, consultants, contractors, residents, the general public, and local, state and federal officials; ability to communicate with people from a broad range of socio-economic backgrounds.

Knowledge of the local, state, and federal laws and regulations governing public subsidized housing programs including health and safety regulations, landlord/tenant regulations, leasing of property and evictions.

Valid driver’s license.
