You will handle service requests for repairs and improvements of residential & commercial properties. Ideal candidates are positive, energetic, personable, and team players. You should be a creative problem solver who is attentive to details, manages your time well and learns quickly.
Job Tasks & Responsibilities:
Communicate with the office every morning to receive assignments and communicate updates.
Gathers keys and necessary supplies to complete assignments.
Travel to supplier stores to purchase supplies.
Travel to various property locations each day.
Complete assigned work orders, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Inspects all completed work to ensure it meets company standards.
Areas that are being serviced will be clean and free of any work related debris.
Completes documentation and other paperwork in timely, accurate, and complete fashion so that work orders can be documented and tracked. This includes work orders, receipts, invoices, timesheet, and mileage log.
Assists in maintaining the grounds and common areas by picking up trash and debris.
Supports using working hours to be as efficient as possible for the benefit of property owners. Working hard and finishing jobs in timely manner are critical.
Supports not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Complies with safety policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
Demonstrates customer service skills by treating tenants and others with respect and completing assigned work orders with efficiency and urgency.
Maintains contact with office if any follow-up needed.
Ability to keep sensitive information highly confidential at all times.
Handles emergency calls, as scheduled.
Carry cell phone.
Education and Experience Requirements:
Two or more years of hands on experience.
Skills in the following areas:
Carpentry
Drywall and Texture
Tile
Lock Replacements
Plumbing
Appliances
Electricity
Painting
HVAC
Knowledge of general household maintenance.
Must provide own hand tools, power tools, mechanical equipment and measuring devices and be knowledgeable of hand tools, power tools, troubleshooting, practices, and procedures.
Must own and be willing to use personal vehicle (mileage reimbursed $0.67/ mile)
Verbal & written communications skills including basic record keeping.
Personal Characteristics:
Must pass criminal background check.
Must possess a valid driver’s license.
Must provide a valid social security number.
Planning & organizational skills.
Strong customer service skills along with being trustworthy and being able to work with vendors.
Ability to positively interact with a wide range of people, including co-workers, vendors, residents, owners, and managers.

Physical Requirements:
This is a position which requires frequent walking, standing and climbing of stairs in/around homes and apartments. Must also have ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, use a ladder, shovel snow and move and carry up to 25 lbs. independently and 50 lbs. with assistance.
Must possess strength, stamina, and mobility to perform heavy physical work.
Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
Will have frequent exposure to outside elements where temperature, weather, odors, and/or landscape which may be unpleasant and/or hazardous.
Travel between properties is required. Mileage is paid.
Schedule: 8 hour shift
Negotiable (open to 7:30am-3:30pm to 9:00am-5:00pm) Monday thru Friday
Work Location: South City of St. Louis mostly with a few others local to the St. Louis area. Multiple locations
COMPENSATION IS NEGOTIABLE, SOLELY BASED ON EXPERIENCE!
Job Type: Full-time
Pay: $25 to $35 per hour plus mileage. Other benefits and opportunities for health insurance and 401K are negotiable.
Bonus Potential and Contract Work in addition to work order contracts is available.
