Property Managers are responsible for managing all aspects of an assigned portfolio of homes. Working in conjunction with homeowners, fellow Property Managers and all other Ascend team members, Property Managers must manage and care for their assigned homes at a world-class level. Performing detailed inspections of the homes, preparing them for arrival and overseeing contractors performing work on the homes are key duties for this position. When communicating with homeowners and team members it is critical that the communications are clear, well-articulated and timely. A high degree of organization and ability to adapt to ever-changing conditions is critical to success in this position.
Essential Functions | Responsibilities | Duties:

Managing all aspects of an assigned portfolio of homes in accordance with Ascend’s standard operating procedures.
Preparing homes at the highest level for homeowner and guest arrivals. Fully securing and shutting down homes upon departure.
Use of comprehensive checklists to thoroughly inspect each home on a weekly basis and compile a monthly home report for the homeowner.
Work with vendors and contractors to maintain and repair homes as required and as requested by the homeowner.
Be able to learn and utilize various technologies across the business.
Perform basic maintenance duties at the homes when appropriate.
Assist with training new property managers as needed.
Onboard new homes in our portfolio and create custom home books for each.
Take thorough and accurate notes when meeting with homeowners or communicating via phone.
Ability to use independent judgement with respect to all aspects of assigned duties.
Proactively look for ways to improve our service and systems.
Works with other departments to assess properties and complete evaluations as requested.
Ability to think like a homeowner/guest in order to meet their needs in advance.
Communicate effectively and professionally with other teams, homeowners, guests, departments, homeowner’s associations, contractors and vendors.
Maintain accurate and detailed records of all work performed and ensure proper invoicing and billing.
Respond to guest and owner requests with ability to pass along a message and determine an answer.
Must be able to work a flexible schedule including holidays and weekends.
Cultivates a team environment; within the department and throughout all company departments/ co-workers.
Positively represent Ascend to property owners, guests, contractors, community and business leaders.
Manages safety policy compliance, injury prevention and risks.
Complete all other duties and responsibilities as assigned.
Experience | Education:
Minimum of a high school diploma or equivalent; higher education in a related field desirable.
Licenses | Certifications:
A Montana State Property Manager’s License is desirable; but not required.
Physical Requirements:

Must be able to work indoors and outdoors in variable weather conditions and extreme temperatures.
Must be able to work in a moderately noisy environment.
Must be able to listen, hear and talk in the English language.
This position is very active and requires employees to walk, stand, bend-over or sit for long periods of time.
Regularly required to walk, kneel, stoop, crouch, reach, lift, carry, push and pull.
Occasionally required to climb, balance, and shovel.
Vision abilities are required for driving company vehicles which include: close, distance, peripheral, depth perception, and ability to adjust focus.
Must be able to frequently lift a minimum of 50 pounds without assistance and occasionally lift up to 75 pounds with the assistance of another team member or mechanical assistance (such as a hand cart, etc.).
