Sunrise Apartments - Las Vegas
We are seeking a full-time Assistant Property Manager for a mid-size apartment portfolio in Las Vegas. This position requires someone experienced with HUD Section 8, collections, and eviction processing.
The position requires a candidate with:
-Conduct leasing and property management operations to reach and maintain the owner's objectives relative to resident relations, physical standards of the property, occupancy, income, and expense levels.
-Knowledge of state and federal housing laws, HUD Section 8 Regulations, evictions, collections
-Constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificates of insurance.
-Ensures that lease files are complete and that completion of leases is being executed properly.
-Approves in writing all leases on the property.
-Periodic inspection with residents move-in/move-outs.
-Review all notices to vacate to determine the cause of the move-out.
-Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.
-Welcome and show the community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.
-Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
Specific skills required:
BA/BS required, or its equivalent in education and experience
High level of proficiency with Google Suite
Real Page, OneSite, Entrata, experience a plus
In-depth knowledge of the property management industry
3+ years prior Property Management experience.
Must have a valid driver’s license and automobile insurance.
Excellent organizational, prioritization, and communication skills.
Ability to multitask, remain highly organized and thrive in a deadline-driven environment.
Ability to work during non-business hours as the need arises.
