The amount of work varies. There's a lot to do when a tenant moves out, then it's service calls when the properties are occupied. You choose which service calls you want to take. Very flexible schedule, you set your own hours. All 7 days are available. You aren't on call, it isn't required that you be available at any particular time.

Some experience needed with maintaining rental houses, or similar work. It's inside repairs and maintenance.

And outside yard work and irrigation if you want it. Each person does the type of work they are familiar with. Need to have a basic set of tools. A truck is very helpful. If you have a car, I can use you for the jobs that don't need a truck, but there would be less work.

Pay is typically $20 cash per hour for someone with some maintenance experience, $25 for a maintenance tech with a good amount of maintenance or landscaping experience, $30 and up for a handyman or tradesperson (HVAC, plumber, electrician, appliance repair, etc). It's ok to have dual rate, one for basic work (blinds, hardware, installing appliances, trash out, locks, toilets, screens, sprinkler heads, etc.) and a higher rate for more skilled work. Most of this is routine turnaround work like what an apartment maintenance person would be familiar with. There's no construction work, flips, or major rehabs involved. We don't do much flooring, painting or drywall, but we do all of those trades sometimes. We add an hour for travel time on most jobs. So if a service call took 3 hours at a property, it's ok to bill for 4 hours.

This is independent contractor work. I'm flexible with the pay structure, as long as the end result is a reasonable cost to the property owner. It's ok to add for gas money, for travel and prep time, and to charge extra on small jobs to make them worth it. Because it's independent contractor work, you must be able to determine what you charge.

It's practical for someone who's in the southwest part of town. Most of these jobs are in the southwest. I also manage some rentals in Centennial Hills and Silverado Ranch.

These are side jobs when you're available and want them. The amount of work depends on how many jobs need done, which jobs match your skill set, how busy the other maintenance techs are, and your pay rate.

Must have good customer service and communication skills, most of the service calls are to occupied rentals. Strong communication skills are the most important part of this work.

It's cash, no tax witholding or 1099 reporting. Good if you have a background of working independently, and are able to invoice for your work.

If interested, please send either a resume, or basic info, about your work background. Email to danparrish@cox.net. Or text to 702-838-8886. Calling is ok also. If calling, please follow up with a text or email so I don't lose your info.

Please let me know your cross streets, and what type of vehicle you have. This helps determine which jobs are a match. I try to use people who are on the same side of town as the property when possible.

Thanks,

Dan Parrish, RX Realty 702-838-8886
