Turn Property Manager Job Posting
We are looking for a Turn Manager for our multi-unit properties in Reno: Prior Property Manager experience is preferred.
Position Objectives: To identify property unit issues and problems with a vacated residential property in order to create a “punch list” of activities so as to restore the property to move-in condition for the next Tenant move-in. We seek a proven, experience Turn-Manager, with specific trade skills and solid related references. Compensation: DOE (Depends on experience)
Compensation and Role Scope:
This position reports to the Property manager. This job supports the transition of a vacant property to “Make Ready” to rent within 20-days for the Property Manager. Property manager is responsible to identify rental candidates, by advertising, facilitate showings, tenant qualification, address maintenance requests and to enforce property condition standards and recommend hiring licensed professionals in the areas of electric, plumbing, water damage rehab, appliance condition testing, to conduct formal written inspections to create an inspection report. For the Turn-manager, prior Property Manager experience is preferred.

A. Writing skills using Word and Excel
B. Legible handwriting
C. Customer facing skills
D. Licensed Handman
Background: When a tenant moves-out, to restore the property to move-in condition for the next Tenant move-in within 20-25 days.
Functional (Interview) Requirements:
Must live in Reno-Sparks area or proof of residence in Washoe County
Prior experience turning-over tenant properties (see Scope below)
Required Prior proven experience managing the responsibilities
Utilize your skills for handyman, repairs and to restore property through your maintenance tasks
Scope of Responsibilities included:
1. Property Maintenance (exterior yard maintenance incl. weeding, to sweeping)
2. Internal Property maintenance and cleaning: house cleaning for floor mop, sweep, to clean kitchen and bath rooms
3. R&R for Repair and Remediation Project execution:
a. Light electric repairs – replace wall switches, lights and electric plugs
b. Light plumbing – replace toilet parts, replace faucet washers and handles and disposals
c. Damage repair: wall repairs inc. R&R sheet rock, floating, Retexturing sanding, prime and paint
d. Wall and ceiling painting
e. Light appliance repair (R&R) dish washer, refrig., garbage disposal, stove-oven burner trays drip pans
f. Haul-way waste, furniture and trash to dump
g. Inspect to verify check-list for Health & Safety requirements are met: Clean ceiling fan blades, replace smoke alarm batteries and install fire extinguishers
4. Create Punch-list to complete
5. Inspections to create written inspection report to identify “Punch List Action Items”
6. Verify your workmanship with pictures sent to the Property Manager – as evidence of project completion
Required Education: Minimum: High school diploma
Preferred: Some course work beyond high school including certifications and junior college classes
