National Facility & Maintenance Repair Company is seeking a Project Manager of Self Storage Experience with experience in painting, fire services, plumbing, HVAC-R, locksmith, & basic everyday repairs which will help handle day to day incoming work orders in our Northern New Jersey Headquarters / Call Center office. We are seeking a skilled Project Manager of Self Storage Experience who can work with our SMEs to better performance and improve service quality.

You should have exceptional communication, interpersonal, and customer service skills, as well as comprehensive knowledge of company policies and the solutions we offer our clients.

To be a successful Project Manager of Self Storage, you should be focused on improving your assigned accounts to provide best practices to our clients and their portfolios. You should be observant and detail-oriented and possess an understanding of the business, the products and services, and the issues that our clients may be experiencing across North American on all levels of emergency and basic repair protocols.

POSITION RESPONSIBILITIES

WHAT DOES a Project Manager of Self Storage DO EVERY DAY?

We are seeking EXPERIENCED PROJECT MANAGER OF SELF STORAGE with experience in this specialty field who can provide experience in CapEx projects, minor projects including; painting |fire services| |plumbing| locksmith| & basic everyday repairs.

The Self-Storage Project Manager is a team player who is energetic and professional. The Project Manager of Self Storage is an outgoing self-starter with excellent property management & CapEx skills.

The Project Manager of Self Storage provides above average marketing and customer service. He/she aggressively contributes to profitability by developing and maintaining mutually beneficial business relationships and being committed to multiple client relations. The Project Manager of Self Storage pays close attention to detail and has strong computer skills.

Responsibilities and Duties:

Responsible for the work order repair and CapEx projects, keeping the client relationship at optimum levels effectively utilizing industry standards, and customer relation skills as approved by management;

Complies with, and enforces, all company policies and procedures utilizing the companys standard operating procedures (SOPs);

Provide outstanding customer service including assessing and resolving customer problems and professionally handling telephone repair requests;

Throughout the year, when needed, visually inspect self-storage facilities, observe and respond promptly to any situation and advising management as needed;

Job Requirements:

Excellent communication skills both on the phone and in person;

Works well in a team setting or independently;

Project Manager of Self Storage Clientele Job Duties

o Project Manager of Self Storage is responsible to include; support every project on time within budget and scope of work.

o Project Manager of Self Storage should have a background in maintenance skills, basic management, CapEx, minor budgets and analysis.

o Project Manager of Self Storage are considered detailed Subject Matter Experts within this field at getting the best out of the people and projects that they are assigned. They are energized when overseeing projects and working with other project teams.

MUST BE FLEXIBLE TO SUPPORT SHIFTS that are available between 8:30 AM-5PM. 9:30 AM-6PM, 10:30 AM-7PM, 2:30 PM “ 11:00 PM, and after hours, if / when needed.

Responsibilities

o Coordinate internal resources and third parties/vendors for the flawless execution of projects

o Ensure that all projects are delivered on-time, within scope and within budget

o Developing project scopes and objectives, involving all relevant stakeholders and ensuring feasibility

o Ensure resource availability and allocation

o Develop a detailed project plan to track progress

o Use appropriate verification techniques to manage changes in project scope, schedule and costs

o Measure project performance using appropriate systems, tools and techniques

o Report and escalate to management as needed

o Manage the relationship with the client and all stakeholders

o Perform risk management to minimize project risks

o Establish and maintain relationships with third parties/vendors/ clients

o Create and maintain comprehensive project documentation

Key Qualifications:

o Knowledge of call center fundamentals.

o Strong written and verbal communications skills.

o CMMS work order cloud-based systems to include; Procore, ServiceChannel, Corrigo, BigSky & fmPilot. Training available.

o Solid technical background, with understanding or hands-on experience in software and web technologies.

o Strong knowledge of customer care techniques and processes.

o Exceptional analytical and listening skills.

o Ability to interact with distressed customers to provide information in response to inquiries about services and to handle and resolve service complaints.

o Can demonstrate problem-solving and multi-tasking skills.

o Excellent educational background, preferably a business degree, but not necessary.

o Proven working experience as a project manager or project administrator.

o Excellent client-facing and internal communication skills.

o Solid organizational skills including attention to detail and multi-tasking skills.

o Strong working knowledge of Microsoft Office.

o Bi-lingual is a plus.

COMPENSATION DETAILS

Standard starting compensation includes a base hourly wage commensurate with experience.

$25 - $28 per hour to start Compensation is based upon experience followed by a 30-day review.
