As a Part-Time Superintendent, you will play a crucial role in ensuring the day-to-day operations and maintenance of our apartment buildings in Edison, NJ. You will be responsible for maintaining a high level of resident satisfaction and ensuring the property's overall cleanliness, safety, and functionality.
Key Responsibilities:
Maintenance and Repairs:
Conduct regular inspections of the property to identify and address maintenance issues promptly.
Perform minor repairs and maintenance tasks as needed, such as plumbing, electrical, and carpentry work.
Coordinate and oversee contractors for larger repair projects.
Cleaning and Groundskeeping:
Ensure common areas, hallways, and outdoor spaces are clean and well-maintained.
Oversee landscaping and snow removal services as needed.
Tenant Relations:
Act as a point of contact for residents regarding maintenance requests and concerns.
Foster positive relationships with tenants by providing excellent customer service.
Assist with tenant move-ins and move-outs, conducting property inspections as needed.
Emergency Response:
Be available for emergency on-call duties on a rotating schedule.
Respond promptly to emergency situations, such as plumbing leaks or power outages.
Administrative Tasks:
Assist in the ordering and tracking of supplies and equipment for property maintenance.
Communicate effectively with property management and report any significant issues or concerns.
Qualifications:
High school diploma or equivalent.
Previous experience in property maintenance or a related field preferred.
Basic knowledge of plumbing, electrical, and HVAC systems.
Strong customer service and communication skills.
Ability to prioritize tasks and work independently.
Bilingual is a plus
Working Hours:
This is a part-time position. Flexibility may be required for on-call duties, weekends and emergencies.
Compensation:
Monthly payment for standard maintenance. Additional pay for more extensive projects. Potential for a discounted apartment on site.
