We are seeking a dedicated and reliable Live-In Superintendent for managing and executing the daily operations and maintenance of a 27-unit residential and 7-unit commercial pre-war apartment building in South Orange, NJ. This is a full-time, on-site position with rent-free housing + free utilities provided as a condition of employment, which is a large 1 bedroom basement apartment with windows throughout the unit.
Responsibilities
-Primary point person to address tenant concerns and fix and fully address such concerns. If such concern requires a specialist or larger team, communicating and coordinating with landlord to hire for such work to be completed should be executed. Complete daily walkthrough checklist of building.
-Make repairs to, upgrades to, and upkeep of building and apartment units as needed that includes items such as:
-Minor/moderate plumbing, carpentry, electrical repairs/tasks
-Apartment updates/deep cleaning between tenants
-Daily sweeping mopping of common areas, weekly mopping of building. Weekly dusting of light fixtures and walls throughout the building.
-Garbage management - ensuring garbage area is clean and organized at all times
-Ensure compliance with fire safety, trash disposal, and pest control regulations, which includes being in contact with vendors to coordinate service and ensure service is done properly and timely.
-Supervise/support/learn from contractors and vendors for specialized repairs at all times
-Stay updated on landlord-tenant laws and regulations
Additional Expectations:
-Superintendent must reside in the building as a condition of employment
-No unauthorized occupants or subletting of the unit
Must maintain a professional relationship with tenants—private side jobs with tenants are not permitted
Ability to Relocate:
South Orange, NJ 07079: Must relocate with an employer-provided relocation package (Required)
Qualifications
Required:
-Superintendent or Property Management: 1 year
-Ability to Relocate: South Orange, NJ 07079
-Strong communication and interpersonal skills
-Excellent organizational and time management abilities
-Intermediate to Advanced Skills in Plumbing
-Beginner to Intermediate Skills in Electric
-Intermediate to Advanced Skills in Carpentry
-Knowledge of property management practices
-Familiarity with landlord-tenant laws
Nice-to-have:
-Previous experience in property management

Position Details:
-Salary: $30,000-$40,000 per year
-Housing and Utilities: 100% covered by the Landlord

-One (1) week paid vacation
-One (1) week annual bonus
Schedule:
-8-hour shift. Monday to Friday. On-call as needed.
-On-call duties: Required for emergencies and urgent maintenance issues
-Weekends as required
