A property management company is seeking a dependable and experienced part-time Building Superintendent to manage the daily operations and upkeep of a residential property in Williamsburg. The ideal candidate will ensure that the property remains in excellent condition, handling maintenance tasks and addressing tenant concerns. This is an excellent opportunity for a local Superintendent or someone with relevant experience seeking additional income.
Primary Duties:
Routine Inspections & Maintenance: Conduct regular walkthroughs of common areas, mechanical rooms, and building exteriors. Handle minor repairs (e.g., plumbing, electrical, HVAC) and collaborate with management for larger projects.
Tenant Assistance: Quickly address tenant maintenance concerns reported by management, ensuring a positive living experience for residents.
Building Appearance: While a porter service handles most cleaning, the Superintendent will ensure the front of the building is tidy and that the property maintains an appealing overall appearance.
Safety Oversight: Identify and resolve potential safety issues. Ensure all building systems (intercom, security, etc.) are in good working order.
Emergency Response: Be available for after-hours emergencies such as leaks or power outages, responding promptly to urgent issues.
Communication & Reporting: Keep management informed via email about maintenance tasks and promptly respond to management’s requests.
Qualifications:
Proven experience in property maintenance, handyman services, or a related field.
Familiarity with basic plumbing, electrical, and HVAC systems.
Strong troubleshooting abilities and a capacity to work independently.
Clear and professional communication skills for interacting with tenants and management.
Physically capable of performing tasks like lifting, ladder climbing, and working in varied conditions.
Availability to handle emergency maintenance issues during off-hours.
