MAINTENANCE TECHNICIAN

Position Summary
This position is primarily responsible for maintaining and repairing physical structures of buildings and maintaining grounds by performing the following duties.
Essential Duties and Responsibilities:

Receives written work orders or verbal instructions from Manager.
Cuts grass and trims weeds on organization's property.
Welding pipes
Cleans internal areas of buildings, including buffing, dusting, sweeping, and mopping.
Paints interior and exterior walls and trim.
Operates backhoe to dig trenches for water and sewer pipe.
Operates snow removal equipment to maintain parking lots and sidewalks.
Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
Repairs or replaces building brick, stone, and concrete.
Maintains and repairs wood parts of buildings.
Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper, and riding mower.
Assists other departments with moving furniture and unloading and storing supplies.
Position Qualifications
High School diploma or GED
3 years related experience
Must be able to work in a team environment amongst diversity
Must be self-motivated
Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of employees of the organization.
Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Physical Demands: The employee must regularly lift and /or move up to pounds, frequently lift and/or move up to pounds and occasionally lift and/or move up to pounds.
While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. The employee is occasionally required to sit.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Work Environment:
While performing the duties of this job, the employee is regularly exposed to wet and/or humid conditions; outside weather conditions; extreme cold and extreme heat, and moving mechanical parts. The employee is occasionally exposed to work in high, precarious places, fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration.
The noise level in the work environment is usually moderate to loud.

Job Purpose:
Maintains production and quality by ensuring operation of machinery and mechanical equipment.
Duties:
Ensures operation of machinery and mechanical equipment by completing preventive maintenance requirements on engines, motors, pneumatic tools, conveyor systems, and production machines; following diagrams, sketches, operations manuals, manufacturer's instructions, and engineering specifications; troubleshooting malfunctions.
Locates sources of problems by observing mechanical devices in operation; listening for problems; using precision measuring and testing instruments.
Removes defective parts by dismantling devices; using hoists, cranes, and hand and power tools; examining form and texture of parts.
Determines changes in dimensional requirements of parts by inspecting used parts; using rules, calipers, micrometers, and other measuring instruments.
Adjusts functional parts of devices and control instruments by using hand tools, levels, plumb bobs, and straightedges.
Controls downtime by informing production workers of routine preventive maintenance techniques; monitoring compliance.
Fabricates repair parts by using machine shop instrumentation and equipment.
Maintains equipment, parts, and supplies inventories by checking stock to determine inventory level; anticipating needed equipment, parts, and supplies; placing and expediting orders; verifying receipt.
Conserves maintenance resources by using equipment and supplies as needed to accomplish job results.
Provides mechanical maintenance information by answering questions and requests.
Prepares mechanical maintenance reports by collecting, analyzing, and summarizing information and trends.
Maintains technical knowledge by attending educational workshops; reviewing technical publications; establishing personal networks.
Maintains continuity among work teams by documenting and communicating actions, irregularities, and continuing needs.
Maintains safe and clean working environment by complying with procedures, rules, and regulations.
Contributes to team effort by accomplishing related results as needed.
