Job Overview
As an Assistant Superintendent, you are a pillar supporting the operation at the building. You will
assist and ensure that all the mechanical systems and equipment at the building are operational and
properly maintained. Additionally you will be attentive and diligent to ensure that all common areas are
maintained in both an aesthetically appealing and good working condition.
You must live in North Bergen or the surrounding towns to respond to emergency calls, no exceptions.
You must be available for emergency response after hours/on-call 24/7; Ability to work weekends,
Holidays. On-call duties are shared.
Responsibilities:
● Performs routine walking inspections of floors in order to identify problems and report them to
supervisors.
● Maintains work equipment in good working condition.
● Performs maintenance repairs in the common areas such as drywall, carpentry, electrical work,
HVAC, plumbing, painting, flooring, and other general duties.
● Ensures all safety precautions are followed while performing work.
● While following safety procedures, performs casual labor (e.g., such as moving heavy items) as
directed by supervisors.
● Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing,
mechanical, painting, flooring, and other minor building repairs as long as a permit is not
required to conduct the job.
● Must be able to properly utilize new equipment and follow safety procedures prior to using this
equipment.
● Must ensure all jobs are completed by the end of the business day.
● Other duties as needed.
Skills and Qualifications:
● Critical thinking, problem solving, judgement and decision-making abilities are necessary.
● Ability to maintain positivity and diplomacy in a fast-paced environment.
● Possess strong maintenance and repair skills, painting, carpentry, plumbing and electricity.
● Ability to successfully multi-task
● Ability to be well-organized, work independently and meet multiple demanding deadlines in busy,
stressful time-sensitive environments.
● Minimum HS diploma or equivalent; some college/course/certificates work achieved.
● Certified Pool/Spa Operator Certification of Aquatic Facilities a plus.
● Gym equipment repair knowledge a plus
● NJ Black Seal License for low pressure boilers a plus.
● Understanding of Fire and Sprinklers life safety equipment systems.
● Current, valid driver's license with own transportation is a requirement.
● Proven ability in providing exceptional customer service to enhance resident relationships.
● Good written and verbal communication skills, as well as professional appearance and demeanor.
● All candidates must successfully pass a background check and drug screening.
Physical Requirements:
● Ability to lift up to 50lbs following appropriate safety procedures.
● Ability to work in various positions, including, but not limited to stooping, standing, bending over,
sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the
property/building quickly and easily as required to meet the job functions
● Ability to work extended and flexible hours and weekends as needed.
● Ability to repeat various motions with the wrists, hands and fingers.
