Location: Rio Rancho, NM
Shift: Monday – Friday, 8 – 5 (until hired perm). You MUST work this full schedule to retain the position.

Rate:$19.00 per hour. If hired permanent, may also receive an apartment arrangement.
ESSENTIAL JOB FUNCTIONS:
The Maintenance Technician will perform repairs and upgrade the interior and exterior of apartment communities. May perform electrical and plumbing repairs or may paint and do lawn maintenance work. May also be required to be on call for emergency repairs and work irregular hours when needed. This position is anticipated to become permanent, which would be anytime after 90 days. Permanent maintenance technicians are eligible for reduced apartment rental on the premises.
DUTIES AND RESPONSIBILITIES:
Performs maintenance projects and tasks with minimal supervision consistent with Company policy and direction from the Maintenance Supervisor and/or Property Manager
Assists with administration of maintenance functions, e.g., tracking of inventory, data entry of work orders, maintaining updated records in relation to Mold and Mildew Log, Pool Log, etc.
Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments
Compliance with company standards as defined in the Employee handbook and safety manual and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC.
Record and maintain employee time sheet of all hours worked. (These need to be turned in on designated dates per payroll schedule.)
Day-to-day duties and responsibilities are determined by where technicians work, there are many core tasks associated with the role. These include but are not limited to:
Repair Plumbing Fixtures
Commonly repair issues with plumbing systems. Replace or install faucets, toilets, and hot water tanks. Also fix garbage disposals, dishwasher, water-dispensing refrigerators and washing machines.
Electrical Repairs
Repair and replace power switches, fuses, and wall sockets. Troubleshoot electrically powered appliances such as ceiling lights, ceiling fans, climate control systems and garage doors.
Painting and Drywall Repairs
Assist with applying new coats of paint, minor touch ups and damage repair on walls. Repair normal wear and tear in apartments.
HVAC Repairs
Responsible for fixing heating, ventilation and air conditioning (HVAC) systems. May need to replace an HVAC system.
Managing Property Exterior Appearance
Responsible for helping an apartment complex maintain an attractive appearance at all times. May include picking up trash and fixing any needed outdoor repairs. May occasionally mow grass, pull weeds, remove leaves, trim trees and water lawns. Replace light bulbs to keep outdoor areas and pathways well lit.
ATTENDANCE
It is critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job and must attend training classes as scheduled. Work schedules and location assignments are subject to change. Ensure compliance with time management policies including meal and rest periods.
MINIMUM JOB REQUIREMENTS
High school diploma or equivalent, college and/or trade school preferred
Relevant certification (e.g., HVAC, CPO) strongly preferred
One to two years industry experience or three years general contract maintenance experience
Proficient knowledge of electrical, plumbing, and appliance repair with hands on experience
Knowledge of environmental/industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to residential housing
Available to be "on-call" when requested and promptly respond to work order requests during assigned periods.
Outstanding attendance record with being on time and not calling out of work
Proven organizational and time management skills
Valid driver license and automobile insurance required
Ability to read and write English; speak English and understand spoken English
General understanding of the Microsoft Suite, property management software preferred
Some experience, but who’s willing to learn more.
PHYSICAL REQUIREMENTS
May be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment), climbing ladders/stairs
Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion)
Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment
Requires the use of appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.)
