NAI Sun Vista, a top level Commercial Real Estate / Property Management / Construction firm in New Mexico is seeking outstanding applicants for a Commercial Real Estate Property Manager in our Albuquerque office. Wiling to train the right candidate.
We need a Commercial Property Manager with accounting skills, commercial construction background, a sense of humor, and a good attitude. Our portfolio has expanded and we need an additional team member.
The Property Manager is accountable to protect, maintain and enhance the value of commercial real estate assets in order to maximize the owner's financial return and for the benefit of the tenants, consumers and the community. This position represents the property owner to both the tenants and the public.
Required Education and Experience
Current New Mexico Real Estate License in Good Standing or ability to obtain a license within first year of employment
Preferred Education and Experience
Commercial Property Manager credentials:
Two to four years of experience in commercial property management and related accounting
Commercial construction knowledge
Additional Eligibility Qualifications
Ability to work effectively and in a cohesive team atmosphere with all areas.
Ability to communicate with clients, supervisors and tenants.
Conform to dress and safety policies.
Ability to complete all necessary paperwork.
Essential Functions.
Manage property files including tenants, insurance certificates, loans, banking and vendors.
Process A/P and A/R, includes prepare bank deposits.
Prepare monthly financial reports and discuss with property owners.
Tenant interaction.
Track loan maturities and due dates.
Collect delinquent rents, lease issues, rent increases and insurance requirements.
Prepare annual property budgets.
Responsible for OPEX reconciliations and other recovery calculations.
Responsible for maintenance requests and inspection report work orders.
Prepare lease abstracts.
Responsible for managing leases including interpretation of terms and conditions.
Property Managers deal with problems; it’s the nature of the job. We manage a portfolio of great properties and work with awesome property owners and tenants. We need a property manager who believes the job is to solve the problems, take care of the owners, tenants and properties, and have fun at work.
