We are seeking a highly organized and detail-oriented Field Coordinator to join our vacation rental and property management company in Santa Fe, NM. This role is crucial in overseeing our portfolio of properties, ensuring exceptional guest experiences, and maintaining strong relationships with property owners, vendors, and our team.
Key Responsibilities
Property Oversight
Oversee maintenance of our portfolio of rental properties
Conduct regular property inspections to ensure high standards of cleanliness and maintenance
Coordinate and oversee maintenance services, ensuring properties are guest-ready
Maintenance Management
Respond promptly to maintenance requests from guests and property owners
Coordinate with licensed local contractors and service providers to address repairs and maintenance issues
Implement preventive maintenance programs to minimize unexpected issues
Vendor Management:
Schedule and oversee external licensed and insured vendors for specialized maintenance tasks.
Work with the Director of Operations to coordinate with contractors for larger repair or renovation projects.
Ensure quality control of vendor work and manage positive vendor relationships.
Emergency Response:
Respond to off-hours and emergency maintenance calls promptly and efficiently.
Troubleshoot and resolve urgent issues to minimize guest disruption and property damage.
Exterior Home Upkeep:
Grill, patio, sidewalk upkeep prior to arrivals.
Take out trash and recycling bins for pickup.
Maintain the exterior appearance of properties by arranging for:
Landscaping tasks (e.g., lawn mowing, pruning, leaf removal)
Snow removal and de-icing in winter months
Pressure washing decks and patios
Cleaning gutters and downspouts
Wood delivery
Guest Relations
Ensure high-quality service for guests throughout their stay
Address guest concerns and resolve issues in a timely and professional manner
Coordinate check-ins and check-outs to ensure property readiness.
Administrative Duties
Maintain accurate records of property inspections, maintenance activities, and guest communications
Manage inventory of supplies for properties
Communicate with management and support staff daily with updates of ongoing issues.
Qualifications
2High school diploma or equivalent; technical or vocational training preferred
2+ years of experience in property maintenance or related field preferred
Strong knowledge of general maintenance practices and safety procedures
Proficiency in using various hand and power tools
Valid driver's license and reliable transportation
Ability to lift up to 50 lbs and work in various weather conditions
Excellent problem-solving and communication skills
Availability to work flexible hours, including nights and weekends for emergency calls
