Position Description
Maintenance Assistant
Non-Exempt Hourly
Under the supervision of the Maintenance Supervisor or Plants Operations Manager performs the activities of the
maintenance department to ensure environmental center compliance in accordance to Federal, State and Local ordinance,
regulations and building codes. Assist in the maintenance of the facility to ensure a sanitary, attractive, and orderly condition;
in good repair, free from hazards such as those caused by electrical, plumbing, ventilation, heating and cooling systems.
Principal Responsibilities
Performs regular, scheduled safety inspections. Performs weekly walk-through inspections of high-risk areas.
Follows all prescribed Life Safety and Preventative Maintenance tasks in TELS as required for federal, state, local, and
corporate compliance. Fax/ email documentation as required.
Prepares a monthly schedule, based on calendar days, for performance of preventive maintenance, striving to allot
part of each day to these duties.
Develops center profile and physical plant history by maintaining complete documentation of all maintenance
activities including accurate records of all replacement parts and materials used.
Maintains required logs/documentation on following in accordance with the Life Safety Manual and OSHA
compliance including, but not limited to: fire alarm test reports, smoke/heat detectors, sprinkler inspections,
emergency generator logs, range hood suppression systems, fire extinguishers, hood and duct cleaning, door locking
devices, water temperatures, water hardness, fire and smoke wall dampers, fire and smoke doors, fire drills, disaster
drills, door alarm drills, flame spread certification, boiler vessel certification, elevator certification, facility service
contracts, medical waste manifests, confined space documentation, survey documentation, material safety data sheets,
lock out/tag out program.
Performs all routine maintenance and repair work as required, but not limited to:
Performs daily rounds through entire center and uses acquired information to assist in establishing work priority.
Picks up work order requests daily and establishes work priority; work orders are submitted and tracked electronically
through the TELS system.
Maintains electrical and mechanical equipment in good working order; Adjusts functional parts of devices and control
instruments, lubricates and cleans parts, as needed. Cleans/changes filters as required based on environment of center.
Lubricates potty chairs, wheelchairs, shower chairs, wheeled geri-chairs, drug carts, etc.; Repairs outdoor chairs and
benches; Reports serious failures and problems to Administrator.
Investigates causes of wall/door/frame damage, which might be contributed to protruding bolts or etc. on carts,
dollies, or chairs and repair problems.
Checks light bulbs and exit lights, room temperatures, circuit breakers, temperature in all cooler and freezers, and
nurse call system and makes all necessary adjustments and repairs.
Cleans lint, dust, and dirt from dryers, vents, and heat registers; Cleans condenser coils in refrigeration units; Hoses
out garbage cans; Washes windows and screens outside the building; Cleans ice machines.
Keeps grounds cleared of debris; Collects and disposes of leaves and refuse in keeping with local code.
Performs roof maintenance including removal of leaves and debris from roof, gutters and drain. Ensures roof drains
remain clear and unobstructed.
Checks toilet seats and grab rails for security and proper functioning; Checks windows for presence of screens and
glass.
Ensures proper functioning of power generator, time clock, exhaust fans, water fountains, toilets, and drains; Balances
scales and checks operation of elevators, if applicable.
Conducts fire drill; Checks all fire extinguishers for correct tags, position, charges, and storage; Tests all smoke
detectors and checks operation of and lubricates fire doors.
Implements the Company’s Lock-out, Tag-out program and ensures use by all staff and outside contractors.
Identifies and recommends independent contractors for repairs or maintenance work which is beyond the capabilities
or certification of center staff; Requests and obtains direction from the Facility Management
Consultant for any new contractors used
Follows corporate policy and procedure regarding approvals for any work at the facility.
Reviews all maintenance related invoices for accuracy and reports any discrepancies to the Business Office
Manager, Administrator, or Facility Management Consultant.
Ensures all work is in compliance with corporate Interior Design standards.
Provides 24-hour “on call” service to the nursing center in case of emergency.
Ensures that an adequate supply of maintenance supplies is maintained to perform daily tasks.
Prepares resident rooms for new and/or discharging residents.
Other duties, responsibilities and activities may change or assigned at any time with or without notice.
General Responsibilities
Attends and participates in scheduled training, educational classes, and meetings to maintain current certification as
applicable; Attends and participates in in-service training as mandated by regulatory agencies and company policy.
Adheres to work schedules in completing and performing assigned tasks; completes all assigned tasks in a timely
manner as instructed by the direct supervisor.
Meets acceptable center attendance requirements; notifies facility before late arrival to or absence from work
according to established center policy.
Cooperates with other facility personnel to ensure that services can be adequately maintained to meet the needs of
residents; creates and maintains an atmosphere of warmth, personal interest, and positive emphasis, as well as a calm
environment.
Adheres to established employee policies.
Adheres to established dress code.
Customer Service Responsibilities
Models customer service principals throughout the center and promotes appreciation of our customer’s needs.
Treats residents, residents’ family members, visitors and fellow employees with courtesy, respect, and dignity.
Presents professional image through appearance, behavior and speech.
Explains procedures to residents before administering services.
Residents Rights
Understands, upholds and promotes the rights of the residents.
Ensures residents can exercise rights without interference, coercion, discrimination, or reprisal from the facility.
Ensures protected health information is kept confidential.
Ensures resident concerns/complaints are responded to with tact and urgency.
Reports allegations of resident abuse, neglect and/or misappropriation of resident property.
Coordinates effective communication with Residents and Companions by assuring all arrangements for providing
interpreters and/or other auxiliary aids and services needed by Residents and Responsible Party are made.
Safety and Sanitation
Reports observations concerning structural, equipment, and furniture defects and malfunctioning to appropriate
personnel.
Follows established safety policies and procedures.
Identifies and corrects safety hazards; reports safety concerns as required.
Observes safety needs of residents as indicated in care plan.
Wears and/or uses safety equipment and supplies when indicated and properly trained to use.
Demonstrates job-specific knowledge of fire and disaster preparedness during drills or actual situations.
Staff Development
Attends and participates in scheduled in-service training, educational classes and meetings to maintain current
certification as applicable and as managed by regulatory agencies and company policies.
Ensures that small group meetings are held per company policy.
Communicates new Policy & Procedures and regulations to staff to ensure compliance.
Qualifications
High School diploma.
Knowledge of laundry/housekeeping/maintenance procedures.
Minimum of 2 years work experience in long-term care preferred.
Travel
Significant travel for center supplies and materials; may travel to company centers for project support.
Principal Contacts
Works closely with housekeeping and laundry personnel; with residents and/or families to insure the provision of
acceptable service; and with center personnel to determine maintenance needs. Works with nursing personnel,
residents, department heads and vendors.
