Experienced Handyman or Small Team Needed for Established Albany Property Maintenance Firm
Are you a skilled, reliable handyman or a small, dedicated team looking for consistent work with a stable, long-term partner in the Albany, NY area? Our established property maintenance firm, with over 25 years of history, is seeking experienced professionals to manage the day-to-day maintenance and upkeep of a large portfolio of residential and commercial properties.
Guaranteed Minimum: 100 hours/month at $45/hour ($4,500/month)
This is a starting point – more hours are readily available based on your skillset and availability!
Note: This is a 1099 contracted position.

We service a large, local portfolio of approximately 125 units (predominantly residential apartments).

We prioritize clear communication, fair partnerships, and prompt payment (rolling two-week EFT cycle – never worry about delayed payments!).
What We Need:
We are looking for a true "Jack-of-all-Trades" or a small team with a broad range of skills to handle general maintenance, apartment turnovers, and diagnostics. While we have specialized contractors for major plumbing, heating, and drain issues, the more diverse your capabilities, the more work we can consistently provide.
Key Skill Sets Required (but not limited to):
Basic Plumbing: Leak detection, faucet repair/replacement, toilet repair/replacement, sink/P-trap installation and repair, clearing minor drain clogs.
Basic Electrical: Outlet/switch replacement, light fixture installation/repair, troubleshooting minor electrical issues.
Carpentry: Door/window repair/replacement, trim work, cabinet repair/installation, minor framing.
Flooring: Vinyl plank flooring installation, minor repairs to various flooring types (tile, laminate).
Finishing: Drywall patching/finishing, interior painting for turnovers and general upkeep.
Installation: Countertop installation (laminate, butcher block), appliance troubleshooting, lock changes, blind/curtain rod installation.
Diagnostic Abilities: Accurately identifying issues and proposing effective solutions.
Work Schedule & Location:
Availability: Typically Monday-Friday, with occasional weekend or emergency work (not frequent).
Reliability: We seek someone we can rely on daily for investigations, diagnostics, and issue resolution.
Location: Must be located within Albany, NY, or a maximum 15-30 minute drive to ensure efficient response times.

Strong Communication: Proficient with text messaging, emailing, and basic picture-taking for work orders, updates, and invoicing.
Independent Problem Solver: Ability to investigate, diagnose, and resolve issues autonomously.
Professional Demeanor: A clean presentation and a respectful, calm demeanor when interacting with residents, clients, and team members. Not easily frazzled under pressure.
Tenant/Client Experience: Previous experience working in occupied units and for multi-property clients is highly desired.
Reliable Transportation: A dependable vehicle (truck/van) capable of transporting tools and materials.
Material Management: Responsibility for purchasing general materials and invoicing our company for reimbursement.
Resourcefulness: For solo operators, having access to occasional help for larger tasks is a major plus.
