Description Our client is seeking a highly motivated entry level Project Accountant to join their team, specializing in the financial management of real estate development projects. This position offers a unique opportunity to play a critical role in financial planning, investor relations, and project financing. The selected candidate will be instrumental in ensuring accuracy, compliance, and providing strategic financial direction, contributing to the growth and success of both individual projects and the organization as a whole. Responsibilities: Oversee accounts payable processes and perform bank reconciliations. Prepare monthly financial statements for various properties and investment partnerships, ensuring all supporting documentation is accurate and up to date. Maintain equity schedules and manage investor allocations. Assist in the preparation of investor capital calls and distribution schedules. Support investor reporting efforts. Coordinate with external accounting firms for tax filings and financial audits (if applicable). Handle the coordination of tax returns for project-level entities. Implement and manage Rabbet Software processes for all ongoing projects. Set up and maintain accounting software, including new entities and accounts. Keep track of corporate financial milestones such as interest payments, partner distributions, and tax filings. Collaborate with project managers to maintain development budgets in accounting systems, making necessary adjustments for budget revisions or cost reclassifications. Prepare or assist in preparing construction lender draws. Assist with cost accumulation for cost certification and segregation reports, and meet lender equity requirements. Review reports from property managers. Manage accounting for property taxes, insurance, capital expenditures, debt service, and other activities not handled by property managers. Organize and track performance metrics and other KPIs for asset management and investor reporting. Prepare lender reserve draws for interest, insurance, and other requirements. Requirements Desired Experience & Skills: Bachelor’s Degree in Accounting, Finance, or a related field. A Master’s degree or relevant certifications (e.g., CPA, CFA) would be an advantage. Minimum of 5+ years of experience in accounting or financial management, ideally with experience in real estate project financing, construction accounting, or property management. Proficiency in financial modeling, budgeting, and forecasting, particularly within the real estate industry. Strong knowledge of accounting software and financial systems, with experience in setting up new entities and ensuring data integrity. Experience supporting tax filings and audits. Ability to work closely with project managers on maintaining development budgets, understanding financing needs, and managing lender draws and reserves. Experience with property manager reporting, including accounting for property tax, insurance, capital expenditures, and debt service. Strong analytical skills with the ability to organize performance metrics and KPIs for asset management and investor reporting. Excellent communication skills, both written and verbal, with the ability to present financial data clearly to non-financial stakeholders.
