Description SMC is seeking a Superintendent, who is accountable for ensuring that all components in the buildings are operating efficiently and directly oversees the building maintenance staff. It is also this individual's responsibility to oversee all repairs and to approve any maintenance and construction activities in his/her building(s). The superintendent will need to use independent judgment and sound discretion.Essential Role and Responsibilities
Oversee execution of work for work orders and monitor the submission of completed work orders.
Ensure preparation for pre-HQS or other agency related inspections
Coordinate with Property Manager regarding preparation of all physical inspections
Conduct weekly building inspections/visits
Ensure Property Manager complies with all of managing agent's rules, regulations and protocol regarding unit and building inspections
Institute a preventive maintenance program and ensure that it is being implemented
Assist Property Manager with hiring and disciplining maintenance personal
Set up and monitor repair and maintenance schedules
Daily deployment of the building staff, as needed and to provide instructions to handymen and porters relative to special assignments. The superintendent will provide guidance to the staff under his/her direction with the materials and supplies that are necessary to handle special projects.
Provide vacancy reports to the Property Manager for units when he/she has been advised that a unit is vacant. Likewise the superintendent is responsible for notifying the Property Manager when a unit has been vacated by preparing an incident report.
Maintain a log for every contractor that is invited into his/her building to do work. Every contractor that is assigned to a property must see the superintendent. Likewise, the Superintendent will provide final inspection of a contractor's work and sign every work order after the contractor has completed his/her work.
Coordinate vacation schedules and monitor time off for maintenance staff
Coordinate with the Property Manager regarding timely processing of PO's and screening invoices for all jobs and supply orders
Maintain material and equipment inventory

Boiler servicing
Exterior work (roof, facade, windows, etc.)
Landscaping
Exterior painting
Winter
Snow Removal
Interior painting
Basement cleaning
Equipment servicing (ex. snow blower)
Respond, investigate and resolve tenant complaints
Coordinate with Site Manager and report to office regarding emergency calls and all repairs
Help to enforce policy and building rules and regulations
Attend tenant association meetings with Site Manager when necessary
Starting Pay Rate: $16.00 +Position Requirements Job Requirements
Superintendent must have a high school diploma or GED certificate.
Must hold certifications for operating heating systems, sprinkler systems, and other components, as they apply.
Should have good writing and communications skills.
Past experience supervising operations staff preferable.
Physical Requirements:
Ability to climb and stand on a 15-foot ladder.
Ability to lift, pull, push and/or move a maximum of 30 pounds.
Ability to stand, walk, crouch or sit for long periods of time.
Ability to climb five flights of stairs.
Ability to bend and retrieve objects.
