JOB PURPOSE The Building Superintendent ensures the building is clean and serviced seven days a week, and all safety standards are being followed. The Building Superintendent supervises non-exempt porter staff and reports to the Building Engineer. They are also expected to be a backup Fire and Life Safety Director, with the proper licenses and credentials. KEY RESPONSIBILITIES Building Maintenance, Cleaning, and Repairs 60%Manages maintenance and operation of building systems; including boilers, HVAC, electrical, lighting, plumbing, elevators, and fire safety systems; ensures building temperature is comfortable.

Completes regular schedule of building rounds to perform systems checks and inspections; takes corrective actions to keep systems in compliance and operating safely.

Works with Building Engineer to oversee skilled maintenance repairs on building and building systems to ensure the safety of occupants and continuous operation of the building.

Supervises and delegates tasks to porter staff, supervises Security when required.

Maintains regular schedule of building inspections to ensure porter staff is completing all cleaning and servicing responsibilities in assigned areas in a satisfactory and timely manner; implements corrective actions as required.

Working with Building Engineer, sets weekly schedules of porter staff, including making decisions about OT; manages OT budget with Building Engineer.

Works with porter staff to clean, dust, mop, wax, buff, strip, wash, service areas of the building when necessary.

Works with and takes the lead of porter staff to set up and break-down rooms for activities, including furniture moving, arrangements, placements of equipment, etc. when necessary.

Works with porter staff to remove/clear rubbish cans or other refuse, and remove snow from sidewalks.

Assist staff with providing breakfast and lunch to our senior program

Performs minor building repairs.

Reports and responds to emergency calls for custodial assistance.

Safety, Training, and Management 25%Acts as a backup Fire Safety/ Life Safety Director for the building and is ready to assume responsibility for life-safety systems and operations including fire and other drills.

Responds to emergency calls and writes up necessary reports.

Works with the city, state, and federal inspectors during building inspections.

Must be able to train porter and maintenance staff to function in his/ her absence.

Must possess the necessary interpersonal skills to be able to work harmoniously as a team with building and security staff and other departments within the agency.

Take team feedback to improve processes and procedures

Other 5%Attend staff meetings and training as required.

Maintains a professional demeanor at all times; provides assistance to program participants and staff in a courteous manner; recognizes and respects people as individuals.

Perform special projects and other duties as assigned.

Must have strong problem solving skills.

Has the ability to perform basic repairs in electrical, plumbing, and mechanical systems.

Must be proficient at safely using tools associated with the job.

Excellent interpersonal skills including the ability to work with a diverse agency full of staff and volunteers.

Has knowledge of building codes and safety standards as set forth by the city, state, and federal governments.

Complete tasks that are given by the building engineer

Demonstrated ability to supervise, lead, instruct, and staff and volunteers.

Knowledge of basic math including calculations, fractions, and percent, understand written procedures, write documents, speak publicly, understand written and oral multi-step instructions.

Skill-based competencies required to perform functions of the job such as preparing and maintaining records, adherence to safety practices, planning and managing projects, operating equipment found in a commercial kitchen, and use of pertinent software applications.

Ability required to schedule activities, gather and organize data, work with a wide diversity of people and work as part of a team with staff and volunteers

Be able to work under direct supervision, within a defined budget

Work within physical demands of the job, including lifting, standing, manual dexterity (knife skills), and under pressure.

Desired Experience: High School Diploma or GED required; trade school diploma/certificate preferred. Four years of experience preferred in building operations, and equipment and systems maintenance, EPA universal refrigerant license preferred.

Holds, or is willing to obtain important licenses and certifications, including Fire Safety Director certification. Must have been a member of a fire brigade or have an S95 credential for at least a year.

Current NYS motor vehicle driver’s license.

Has safety training in hazardous communications, lock/tag out, confined space, PPE, etc.

Ability to work with pesticides, caustic chemicals, and with dust; experience in safely disposing of hazardous materials.

Ability to identify stains and how to use proper chemicals for their removal; experience operating manual and power equipment and knows how to train others.

Works effectively in and around the public.

Must be able to perform physical activities, such as but not limited to, lifting heavy items (up to 50 lbs. unassisted), bending, standing, climbing, snow removal, and walking. Must be able to stand for up to 5 hours at a time. Must be able to climb and use ladders, Genie lift, and work at or above 30 feet.

Knowledge and understanding of architectural and MEP drawings.

Team player with excellent organizational and time management skills; interacts positively with others to meet organization’s objectives. Maintains cooperative working relationships; ability to work as part of a team and to work alone.

Ability to communicate, manage and complete multiple tasks at once.

Excellent customer service skills, handling matters in a courteous and timely manner.

Must be available to work flexible hours, including nights and weekends; routinely required to work under inclement weather conditions.

Self-motivated, highly efficient, strong attention to detail. Demonstrates leadership and management skills.
