Building Superintendent:
Real Estate Management Company is seeking a full-time residential building Superintendent. This is a hands-on position and a successful candidate must have a strong and consistent attention to detail. The building Superintendent is responsible for leading by example concerning the care and maintenance of the property and for managing the team of Contractors and Vendors in executing maintenance activities.
Superintendents are needed in both Bronx and Brooklyn buildings.
Responsibilities include but are not limited to:
Responsible for completion of assigned work orders for general building maintenance and apartment repairs
Conducting building & apartment inspections to investigate repair complaints & violations
Resolving violations (HPD, DOB, FDNY, etc.)
Interacting face-to-face with tenants
Proactively identify maintenance-related issues and act to address them
Communicating with management & 3rd party contractors to ensure all work orders & repair complaints are addressed timely
Management of building staff (porters, handymen) where applicable
Handling emergency situations
Skills Required
Five years of work experience in a residential setting with over 50 units is preferred.
Knowledge of gas boilers, heating systems, and building-wide electrical and plumbing systems.
Experience in managing porters, contractors, and vendors.
Basic computer skills for communications and management activities.
English/Spanish Preferred.
Preferred But Not Required
Knowledge of the NYC residential market (Rent Stabilization, DHCR, HPD)
OSHA Training Certifications
Bilingual in English and Spanish is a plus
