Seeking an experienced Building Superintendent to oversee the daily operations and maintenance of a residential building. The ideal candidate will be hands-on, proactive, and possess a variety of maintenance skills.
Key Responsibilities:
-Communicating with management regarding tenant needs
- Must be honest, organized, experienced with NYC buildings, boilers, plumbing, electrical, mechanicals, small repairs & carpentry work
- Light maintenance / repairs as needed
- Reachable by tenants for issues
- Own a reliable vehicle is a must (or ability to have own mechanism of getting around to property, local hardware store etc)
- Background check, references required and insurance (if applicable)
- Oversee and coordinate with external contractors for larger construction or renovation projects.
- Ensure the building’s common areas are clean, well-maintained, and safe for residents.
- Respond promptly to resident requests and emergencies.
- Maintain accurate maintenance logs and records of repairs.
- Monitor and manage building systems (Boiler, fire safety, etc.).
- Collaborate with management and adhere to company policies and procedures.
Qualifications:
- Proven experience in building maintenance, construction, or a related field.
- Strong plumbing, electrical, and carpentry skills.
- Excellent communication and organizational abilities.
- Ability to work independently, troubleshoot problems, and multitask effectively.
- Basic computer literacy (email, online work orders, etc.)
- Bilingual Spanish/English is a plus
- High school diploma or equivalent required; relevant certifications are a plus.
