Residential Maintenance Technician (City of Rochester)

Property Management company looking for a property maintenance technician to help with regular upkeep of over 100 units in the South Wedge.

Skills/Experience and Personal Ethics:

We have a high expectation of our people and their work. Professionalism is important. Must be good with people, a lot of time is spent around our Tenants. A general knowledge of basic repairs is a must; this includes but is not limited to: electrical, plumbing, HVAC, carpentry. Should have an eye for detail- be able to recognize when there is something wrong. A minimum of 3 years maintenance experience is required. Must be able to work with deadlines, have a flexible schedule to accommodate after-hours and weekend emergency calls. Must be comfortable working by independently majority of the time. Individual needs to be responsible, able to take direction. Awareness for personal safety and Tenant safety must be a priority. Must maintain integrity of the properties and tenants by ensuring confidentiality of resident and company information.

Requirements:

-smart phone

-valid drivers license and clean driving record

-vehicle/reliable transportation

-personal set of basic hand tools and basic power tools: drill, screwdriver, hammer, etc.

-some computer skills

-ability to lift and carry 50 pounds without assistance

-be able to use a ladder, comfortable with heights

-willing to work in both hot and cold working conditions

-high school diploma or general education degree

Job Expectations:

-Report directly to Supervisor.

-Utilizing the work management app is crucial to being successful. Each task must be updated throughout the day. This also includes uploading photos pertaining to the task, adding notes with updates or information on the task.

-High expectations for property appearance, detail oriented.

-Ensure that all fire and building codes are adhered to; will notify supervisor immediately of any potential safety or building code violations.

-Garage, storage, and work areas kept clean and organized

Guaranteed Yearly Maintenance:

-leaf removal in the fall

-winterizing of properties

-snow removal in the winter: shoveling, blowing, plowing and salting (per supervisors direction)

-minor landscaping

Typical Duties include but are not limited to:

-upkeep of common areas

-apartment turnover; must be willing to complete cleanings

-refuse bins brought to the curb and back in weekly

-helping contractors as directed by Supervisor

-preventative maintenance

-upkeep of communal laundry; dryer vents, washer hoses, etc.

-maintain curb appeal of all properties

-C02 and smoke detectors in working order

-exterior light fixtures in working order

Schedule:

-8AM-1PM

-Monday or Tuesday through Friday

-On call (when needed)

-Weekends as needed (rarely and always planned ahead)
