ABOUT THE ROLE

Under the direction and guidance of the Director of Facilities and Risk Management and consistent with the mission and policies of the YMCA of Western North Carolina, the Property Director is responsible for managing the maintenance and housekeeping of their Center’s facilities, grounds, and vehicles. They contribute to center operations by providing leadership and supporting operations and events as needed.

ESSENTIAL FUNCTIONS

Models inclusive behaviors and embraces all dimensions of diversity

Supports service line/department in actively working toward association-level objectives, as measured by identified goals/KPIs

Participates in the budgeting process within their service line/department and serves as a good steward of association resources

Serve as a Risk Management and Safety lead for the assigned Center(s).

Develop, maintain, and support center safety efforts through documented safety audits and safety issue resolution.

Work to ensure the safety of staff, members, volunteers, and all program participants.

Ensure all staff maintain required trainings.

Maintain records related to emergencies and the handling of hazardous materials.

Inform staff of changes in technology, laws, codes, or regulations with regard to general facility and grounds maintenance/management.

Maintain third party contracts in accordance with association standards.

Direct and perform preventative maintenance and general repairs of HVAC boilers, pumps, motors, small engines, vehicles, pools, roofs, concrete, asphalt, and fitness equipment as relevant.

Direct and perform general upkeep of the grounds to ensure that litter, equipment, and debris is out of sight and properly stored.

Direct and perform tasks as needed inside and outside of the facility including painting, landscaping, sweeping, washing, digging, shoveling, as well as construction-related tasks.

Perform quality work within given deadlines and expectations with or without direct supervision.

Continue to develop, implement, and maintain the Preventative Maintenance Program.

Utilize Facility Dude and/or other software for tracking of daily projects, staff assignments, and preventative maintenance.

Direct and perform regular inventories and order supplies for the assigned facility to ensure smooth operations.

Work independently while understanding the necessity for communicating and coordinating work efforts with other appropriate individuals.

Support Facility Cabinet and assigned group work/special projects. Serve effectively as a team contributor on all assignments.

Attend scheduled center and association meetings as directed.

Support team members with special events as needed.

Work with all local, state, and federal agencies such as police, fire, health, building depts., etc., to ensure compliance with all local, state, and federal regulations related to facilities, grounds, and vehicles.

Direct the upkeep of vehicles through washing, sweeping, vacuuming, disinfecting, and performing regular pre and post-trip maintenance.

Maintain a working supply of vehicle fluids and necessary materials to keep vehicles in road-worthy condition.

Ensure vehicles have full fuel tanks before they are assigned out.

Perform driver training and periodically inspect that all documentation is properly completed when vehicles are driven by staff (for Youth Services Center position).

Schedule the regular preventive maintenance, DOT inspections, and registration renewals of all vehicles.

Responsible for hiring, coaching and mentoring all direct reports and ensuring alignment with the organization’s personnel policy and HR practices within their scope of responsibility through quarterly check-ins and annual reviews with service line/department team

Recruit, orient, train, supervise, and develop staff and/or contracted vendors in order to ensure that all property functions are managed and administered in an effective and efficient manner.

Identifies growth opportunities, conducts forecasting regularly and corrects financial deficiencies on a timely basis through monthly variance reports with organizational leaders and implements action plans to meet budgeted financial targets

Ensure a YMCA culture of committed relationships and engagement is followed.

Perform all other duties as assigned.

ABOUT YOU

Qualifications

Bachelor’s degree is required. An equivalent combination of education and/or experience in a similar role will be considered in lieu of a Bachelor’s degree.

Minimum of 2 years of professional experience in related field

Specialty education, certification, and/or experience preferred in building systems such as HVAC, carpentry, plumbing, and/or other skilled trades.

Must possess or be willing to acquire a CDL license with medical card to drive a school bus in North Carolina if assigned to our Youth Services Center.

Must get certifications in CPR for the Professional Rescuer, AED, O2, and First Aid within the first 90 days.

Certified Pool Operator (CPO) is needed within first 90 days if assigned to our pool-based facilities.

Knowledge, Skills, and Abilities

Computer skills and experience with standard business software.

Strong interpersonal skills, including the ability to manage positive relationships with staff and vendors.

Experience with and skills in estimating the cost and amount of materials needed for repair and maintenance of building structures and mechanical equipment.

Have considerable knowledge of environmental regulations.

Thorough knowledge of the proper handling of hazardous materials.

Thorough knowledge of acceptable maintenance and repair in all phases of building maintenance.

Considerable knowledge of materials, methods, and equipment used in maintenance of commercial facilities and grounds.

Must be able to clearly see, hear, and speak.

Must meet strength requirements of regularly lifting up to 50 pounds.

Must be able to consistently stand, walk, climb/balance, stoop, kneel, crouch, or crawl.

Must be able to regularly and safely navigate ladders, confined spaces, roof tops, and crawl spaces.

Must be able to wear required protective equipment, including eye and face protection, as well as closed-toe shoes, gloves, and other personal protective gear while on the job when necessary.
