Property Management Company accepting resumes/applications for the position of "Maintenance Supervisor" for Lake Wylie, Belmont, Gastonia apartment communities. Qualified individuals should have at least 3 years of experience in a handy man maintenance role.
Tasks are, but not limited to:
- Keep the community grounds and buildings clean and properly maintained
- Ensure that the property is free of trash and debris
- Respond to resident work orders
- Provide excellent customer service to all residents
- Ensure all make-ready repairs are completed correctly and in a timely manner
- After-hour emergencies, (rotating on-call responsibility for after-hours emergencies)

Responsibilities
Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, HVAC, carpentry and electrical. Installation of new appliances as needed.
Ensure resident requested service orders are completed on a timely basis.
Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times.
Oversee and manage the maintenance budget.
Comply with all OSHA regulations and health, safety and environmental laws.
Manage and train the Service Technician/Groundskeeper staff effectively.
Additional duties as assigned.
Qualifications
A minimum of 3 years Maintenance experience is required.
High school diploma or equivalent is required.
Strong knowledge in troubleshooting and repairing HVAC systems. EPA and HVAC certification is required.
Excellent verbal and written communication skills.
Ability to multitask, stay organized and meet deadlines.
Able to be on-call for responding to after-hours emergencies.
Must be able to lift up to 75 lbs.
A valid driver's license is required.

GENERAL PURPOSE OF JOB:
This person is responsible for general day-to-day maintenance, all make-readies, and upkeep of the property. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the company.
