Grounds Manager Position (Rental Property)

Our company is looking for a grounds manager for a rental property in Dayton KY. This position will be a combination of odd jobs (picking up packages, taking out trash, etc.) and renovation projects.

In particular, the city of Dayton requires that landlords have someone on-call to resolve incidents like flipping circuit breakers during power outages or other minor maintenance tasks that require immediate attention. This individual's home or business address will need to be listed on the rental inspection application form for the city of Dayton for us to be in compliance with their requirements. This means we will need to verify your addresses via a picture of a government issued ID so that we can register you as our Grounds Manager with the city of Dayton

In terms of renovation projects, we have two relatively simple projects we're looking to have completed in the next week or two. If we are satisfied with your work, there will be more project opportunities in the future.

PROJECT ONE: installation of downspout extension (I will provide more information via email)

PROJECT TWO: installation of splash guard on gutters (I will provide more information via email)

Compensation is negotiable and will be decided on a per-project/task basis. For common, repeat tasks, like flipping circuit breakers on-call, we can establish a consistent rate and include it in a contract. We can also establish an hourly rate when this makes sense for combined tasks.

This will be an independent contractor position. A 1099-NEC will be required to fill out once your annual pay reaches $500, as the form is required by the IRS for contractors with an annual pay of $600 or greater. This can be done via a third party service on the web so you do not have to share your social with us.
