SCOPE AND PURPOSE
This position entails the responsibilities of refurbishing vacant apartments and assisting maintenance staff as needed.
DUTIES AND RESPONSIBILITIES
1. Engage in the refurbishing of vacant apartments (make readies) prior to
resident occupancy and perform maintenance service work on occupied units.
2. Comply with all aspects of the work order and purchase order system.
3. Be responsible for equipment.
4. Have constant knowledge regarding suppliers, their services and goods.
5. Repair concrete, masonry, roof, fencing, exterior siding, ceramic tile, vinyl tile, cabinetry work, finish carpentry, framing and exterior carpentry, some of which will require work from ladders or scaffolding.
6. Perform carpentry work, such as fitting doors, freeing windows, replacing and building
shelves, and refinishing floors, sheetrock work, kitchen and bath remodeling.
7. Assist in grounds work when necessary including but not limited to snow removal.
8. Paint as assigned using paint sprayer and ladders.
9. Be attentive of our goals relative to resident satisfaction and resident retention, and insure that you do your part towards meeting them.
10. Know and adhere to all Policies and Procedures provided by LCM.
11. Perform any additional duties assigned by the Manager, Property Supervisor or
Lead Maintenance Coordinator.
12. Provide consistent positive and negative feedback.
13. Assist On Site Managers in developing ways to control expenses.
14. Make necessary recommendations to improve property image.
15. Other assigned duties.
Physical Requirements for Carpenter position:
Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Must be able to lift and work heavy equipment.
Medium to heavy work, requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs.
Ability to reach, carry objects and crawl in confined spaces.
Good hand and eye coordination essential, including the ability to climb, work, ascend and descend ladders and stairs – 2 stories.
Perform repetitive/continuous tasks according to set procedures and sequence.
Must be able to stand & walk 6-8 hours per day.
Must be able to negotiate 3 flights of stairs.
Must be able to push or pull up to 100 lbs
