Purpose of this job: To ensure that the property's interior and exterior paint is maintained in an attractive manner and that fixtures, appliances and other equipment are maintained at the highest levels of safety at all times.

Essential Job Functions Include:

MAXIMIZE REVENUE

• Comply with all Fair Housing & Equal Housing Opportunity requirements

• Comply with all appropriate state landlord/tenant statutes

• Complete apartment turnovers within three days of vacancy

• Complete work orders within 24 hours

• Paint interior and exterior surfaces as necessary

• Walk the property grounds daily to ensure safety & cleanliness

• Interact with residents in a professional, courteous and non-discriminatory manner

MINIMIZE EXPENSES

• Ensure that preventative repairs are done on a regular basis

• Communicate daily with the property manager daily, and perform tasks as request

• Maintain inventory of tools, supplies and materials

• Organize maintenance shop and storage areas

• Immediately respond to maintenance emergency situations

• Ensure that building is in accordance with all applicable building codes, ordinances, pool safety, fire codes and emergency evacuation regulations

• Comply with OSHA safety regulations at all times

OPTIMIZE CURB APPEAL

• Ensure that property's exterior is attractive and safe at all times

QUALIFICATIONS, KNOWLEDGE, SKILLS & ABILITIES REQUIRED

• High school diploma or equivalent

• 1+ years experience in Apartment/Property Management Maintenance

• Ability to work with as a team player

• Demonstrate customer service skills

• Demonstrate a desire for continuous professional development

• Ability to multi-task

• Demonstrate professional appearance and good hygiene at all times

• Uphold the highest level of ethical behavior and integrity at all times

• Take initiative to anticipate problems

• Ability to climb stairs, ladders and scaffolds

• The knowledge of and ability to manually operate tools, switches and gears

• Valid driver's license with proof of auto insurance

WORKING CONDITIONS

• 90% inspecting property grounds and apartment units which requires the ability to climb stairs and maneuver narrow walkways

• Frequently lifting, pushing, carrying or pulling 20-50 pounds

• Frequently kneeling, crouching, bending and reaching to inspect appliances and fixtures

• May be required to work weekends and/or be on-call to respond to afterhours maintenance emergencies
