Position Overview:

The Project manager is primarily responsible for the conceptual development of multiple construction projects and overseeing its organization, planning, scheduling, budgeting, and implementation. The Project Manager provides direction regarding activities concerned with the construction and maintenance of structures and ensures the Statewide standard of quality through subcontractors or other Statewide personnel. The Project Manager will be the main point of contact for our clients and subcontractors.

Responsibilities:

Manage multiple high-risk, complex projects simultaneously over a multi-location region and function as the primary point of contact for Statewide leaders, clients and subcontractors.

Act as company liaison by communicating promptly with clients to ensure satisfaction and manage any requests.

Scope the damages at the site, create an accurate estimate, and submit it to the insurance company/property management company for approval.

Perform a key role in project planning, budgeting, and identification of resources needed.

Create, maintain, and share project work plans providing project milestones, tasks, and timelines for successful completion of the project.

Responsible for fiscal controls including third party invoice workflow and approval.

Monitor all costs on the project to insure accuracy and stay within budget and make adjustments to insure job stays within budget, as needed.

Manage subcontractors to ensure completion of project tasks within schedule and budget including regular communication, compliance with statement of work, and invoice review.

Provide technical explanations to claims adjusters, consultants, and others

Coordinate job starts and schedule appointments with customers and clients

Provide direction on work duties and feedback to subcontractors and Statewide personnel to complete tasks on time and within budget

Conduct periodic onsite walk through inspections of job sites for progress and quality.

Obtain all city inspections and/or certified inspections

Support culture of safety by adhering to and supporting all Cal/OSHA & OSHA regulations on job sites

Maintain compliance with DOT requirements across teams

Leverage critical thinking and problem-solving skills to review related information then develop and evaluate options as well as implement solutions

Coordinate after-hours emergency services, including board-ups of homes recently damaged by fires which will primarily be local and may occur during overnight hours, weekends, and/or holidays

Other duties as assigned

Desired Skills & Experience:

High School diploma or equivalent, some college is a plus

3+ years of Construction project management experience, including estimating, planning and budgeting.

3+ years of Superintendent experience in all phases of construction or 3+ years experience in emergency restoration work on commercial and residential structures

Residential experience is preferred

Strong organizational and documentation skills.

Must be proficient in MS Office and structural building experience. Insurance restoration experience is a plus.

Communication Skills - Fluent English, both oral and written, is required; Leverage active listening skills as well as speaking and writing skills to communicate professionally with customers, subcontractors and insurance companies. Strong technical writing skills and ability to effectively express themselves verbally in project reviews conducted among internal staff, before groups of customers or employees of the organization.

Judgment and Decision Making - Considering the relative costs and benefits of potential actions to choose the most appropriate one.

Management of Financial, Material, and Personnel Resources - Determining how money will be spent and accounting for these expenditures along with the appropriate use of equipment and direction or motivation of people to complete projects most effectively

Can conform to shifting priorities, demands and timelines through analytical and problem solving capabilities.

Active driver's license, and ability to drive between multiple job sites, as required

Work Environment & Physical Demands

Work Setting

Primarily indoors, environmentally controlled office environment at company worksite

Frequent local travel to work sites where the work environment is usually dirty, dusty, noisy, has uneven ground/surfaces containing hazards or potentially hazardous substances and/or materials and is subject to inclement or extreme weather conditions and temperatures.

May work in locations with fire/smoke damage using protective equipment

May be required to secure openings in damaged buildings to guard against additional damage or theft

Must be able to meet the medical clearance requirements of an OSHA (HAZWOPER) medical surveillance physical examination and drug screening. Able to wear full and half face respirator and regularly lift/carry 50 pounds

Body Positioning

Spend time making repetitive motions, sitting, and/or using your hands to control objects

Spend time working on a computer

The ability to occasionally lift 25 lbs

Position type and expected hours of work

Full time – approximately 40 hours/week

Primarily Monday through Friday, approximately 8:00a-5:00p

Some Overtime may be expected on an as-needed basis

Some after hours work is to be expected to meet project deadlines or secure site safety
