We are a property management company looking to bring on a new HVAC contractor. Due to growth this year, our normal HVAC contractor has been unable to keep up, and its not even cold yet.
Were looking for a company or a one person contractor, it doesn't matter to us. What matters is
-willing to call and schedule with tenants, and keep a schedule (within reason, we don't expect perfection.)
-Will cover all of the pittsburgh area, and not cry about driving to Irwin, our team does it without problem, you can too!
-will perform cleanings/yearly maintenance on furnaces and boilers, complete work order with our specifications.
-W-9 ( if you're an independent).
-Bank account ( we pay by direct deposit). Small jobs ($750 or less) Net 10 payment terms ( we usually pay on thursday or friday). If there is a Furnace or AC install, we pay half up front.
-Insurance, and willing to add our companies to the insurance policy. ( if you would like us to set it up for you, its also not a problem).
-We're not expecting you to be a cheapest, but must have reasonable, middle of the road pricing for investors.
-can work independently ( does not need to call us for every little thing).
-Willing to work and be professional with our office staff who may not know what a control board is! No you don't need to speak to the head Property manager for every small thing.
