MAINTENANCE WORKER

Title: MAINTENANCE WORKER Location: United States-Rhode Island-Newport Job Number: 240003X7 Job Summary: The purpose of this position at the entry level provides assistance to journey level workers in more than one of the skilled trade occupations by performing simple and routine tasks. Duties and Responsibilities: Assists in performing work in at least two of the following trades in the maintenance and repair of buildings and related fixtures. Maintains work order log and follow up as required. Reports status to supervisor. Logs trouble calls with contractor as appropriate. May be required to greet guests at time of arrival and offer assistance with luggage directions base services and local area information. - Plumbing Assists in making plumbing repairs to sinks faucets commodes tanks urinals P-traps shut-off valves on washing machines and water supply that can be accomplished by removing cleaning resealing replacing defective parts or units installing water heaters garbage disposals faucets and sinks. - Washer Dryer repair Assists in performing routine maintenance on washers and dryers to include cleaning lint ducts and vents replacing hoses and fittings as required and referring more complex problems to supervisor for action. - Heating Ventilation and Air Conditioning HVAC Assists in identifying the cause of faulty equipment and assists in making repairs on a variety of HVAC units as appropriate. - Electrical Assists in recognizing and reporting electrical problems. Assists with repairs as appropriate. Replaces fluorescent and incandescent ballasts bulbs and tubes. - Carpentry Assists in basic carpentry repairs such as repairing or replacing screens window and door frames molding and trim repair and replacement of drywall or similar products. - Painting Assists in preparation of areas and standard coating methods such as brushing rolling and spraying and ensures surfaces are fully coated protected and free from drips and runs. - Must possess a welcoming manner and positive attitude demonstrate effective communication skills professionally interact with guests answering guest questions concerning hotel facilities and provide information about local attractions. Provide assistance in handling customer complaints involving management as necessary. - Performs recurring assignments e.g. follow up on maintenance requests reported by guests housekeeping or front desk. - Must possess basic math and reading skills - Must be able to communicate clearly and effectively both verbally and in writing in English. - Ability to carry out assigned work in accordance with instructions and specifications in assisting journeyman level workers. Ability to use and maintain the basic tools and equipment pertinent to the various occupations. Knowledge of the basic materials utilized in the performance of the various repair and maintenance activities in conjunction with the journeyman trades persons. - Regular recurring helper-type support work performed is accomplished with intermittent or minimal supervision while in progress with specific instructions being provided on new assignments along with closer supervisory reviews. - Complete all required safety security training. - Required to do considerable standing bending walking pushing pulling and climbing. Must have ability to perform moderately strenuous physical labor as unassisted lifting moving and carrying of supplies and equipment weighing up to 45 pounds 100 pounds assisted is required. Must be able to climb descend stairs and ladders stoop bend kneel and work in uncomfortable positions. - The work involves normal risks or discomforts associated with plant operations facility management and or mechanical systems. Work is performed both indoors and outdoors with potential exposure to extreme weather or temperature conditions. Occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair maintenance or renovation. Personal Protective Equipment PPE is provided. - May be required possess a valid state driver license as travel to other facilities may be required within the normal scope of duties. Applicants will be notified when this is a requirement for appointment. - The incumbent may be designated ALPHA personnel for inclement weather or in the interest of national security and may be required to report for work when other employees are excused. - This position is subject to the possibility of workdays on weekends and holidays as well as rotating shifts often consisting of other than normal duty hours. May be recalled to duty and or required to work overtime including on an emergency basis. - Subject to satisfactory completion of a physical examination. - This position is subject to a favorable National Agency Check NAC . - Performs other related duties as assigne Qualifications: GENERAL EXPERIENCE One year of experience that provided the applicant with knowledge of general maintenance practices involving the upkeep of buildings grounds fixtures equipment etc. SUBSTITUTION OF EDUCATION FOR EXPERIENCE One year of high school education may be substituted for 3 months of general experience up to a High School Diploma or GED for one year of general experience. SPECIALIZED EXPERIENCE Three years of general maintenance work in involving variety of trade practices associated with such occupations as air conditioning and refrigeration electrical work plumbing carpentry masonry and painting etc. Including knowledge of safety and environmental rules and regulations concerning procedures tools mechanical and electrified equipment chemicals and basic safe work practices. PHYSICAL REQUIREMENTS Standing stooping bending kneeling climbing and work in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds. A recognized professional certification or license in one trade plumbing HVAC electrical carpentry or painting trade is preferred.

On markdowns calculates new prices based on the percentage of markdown as established by the supervisor or other appropriate authority. - Performs periodic inventories as required. Assists supervisor in the preparation for inventories. - May assist sales personnel in bagging customers purchases. Assists customers in locating merchandise. If merchandise is not on floor display then reviews stock in backroom if merchandise is available. In not-in-stock situations advises customer on approximate date of availability. - Performs basic housekeeping duties to maintain selling and stock areas clean and orderly. - Works under the general supervision of a designated supervisor. PHYSICAL EFFORT Walks stoops bends and stands for a long period of time in pricing and restocking merchandise. May lift and carry boxes weighing up to 25 pounds. Uses push cart to transport merchandise from storage area to the selling floor. Climbs ladders to pull stock from storage shelves and bins. Uses sharp instrument to break open boxes. WORKING CONDITIONS Most of work is performed in selling area which is well lighted. In working at the storage area may be exposed to hot or cold temperatures.
