Job Description

Who are we looking for?

We are seeking an experienced maintenance worker with the drive to help us keep dozens of homes in tip-top shape.

The right candidate should have reliable transportation, their own tools, and, a "can-do" attitude, and flexibility to pitch in where needed to help the team.

More specifically, the person we are hiring for today will be our primary person for maintaining a group of cabins in the Mars Hill/Burnsvillearea, working inclose collaboration with ourmaintenance manager.

The full job description is as follows.

Duties and Responsibilities:

  • Periodically perform routine scheduled Peace of Mind inspections of homes, document and report findings when additional work should be performed.

  • Fulfill Residential Maintenance Service Requests for routine maintenance and/or repairs including but not limited to:

    • Electrical – Replace fixtures, rewire an existing outlet.

    • Sheetrock – Repair holes in walls, textured and flat-finished.

    • Plumbing – Replace fill valves, shut-off valves, fixtures.

    • General – Install/repair window coverings, doors, door knobs, cabinets, towel bars, screens, etc.

  • Troubleshoot systems onsite and remotely: TV/Internet, Appliances, HVAC, Plumbing, Hot Tubs & Gas Fireplaces.

  • Assist in dealing with reported property issues by contributing information, solutions, and best practices to efficiently resolve issues.

  • Routinely (i.e. 2-weekends per month) serve rotation for after-hour calls during the week and on-call for weekends as part of the Property Management Maintenance Team.

  • Work within a paperless work environment to send/ receive communications, assignments and work documentation on mobile devices in real time.

  • Complete and maintain documents of work performed in real-time using mobile device (i.e. tablet, smartphone).

  • Strong Customer Service skills and professional presentation when dealing with Guests, Property Owners and Team Members.

  • Assist in maintaining equipment and supplies used by the Maintenance Department.

  • Assist management in specifying proper supplies and equipment for operations.

  • Research parts, items, supplies as needed to perform job functions, order and install.

  • Assist housekeeping services with securing properties, trash collection, etc. on busy departure days as assigned.

  • Support response to safety issues at residential vacation homes and CM office as assigned.

  • Observe established policies and procedures for CM and all applicable vacation rental regulatory requirements for NC Property Management Companies.

  • Perform other job duties including but not limited to office and interior home maintenance or other property management functions as needed and requested by supervisor.

Qualifications

  • Minimum 3 years experience in residential property maintenance related field or related course of study.

  • Read and write in English in order to follow written directions and submit work order document details.

  • Demonstrated ability to use computer/mobile device programs such as email, basic spreadsheets, online documents & forms, mobile device camera, GPS, smartphone and text to support working in a paperless work environment.

  • Work in a physical environment standing for long periods of time (up to 5 hours).

  • Perform assigned duties with attention to detail, speed, accuracy, follow-through while displaying a courteous, cooperative attitude.

  • Manage stress, maintain focused and positive attitude amidst change or under pressure.

  • Take direction and work collectively as part of a team.

  • Work with minimum supervision and be comfortable with on-demand work assignments.

  • Demonstrated experience with residential property systems such as HVAC, electrical, plumbing, as well as basic construction/carpentry concepts.

  • Punctuality and regular, reliable attendance.

  • Flexible work schedule required which will include weekdays, weeknights, weekends, and Holidays.

  • Must provide basic tools and transportation (4x4 Recommended) to perform assigned duties. Including but not limited to:

    • 6-Foot Ladder

    • Basic Cordless Set and Bit Sets

Additional Information

Place of Work: CM Office with daily travel throughout the Asheville area, including but not limited to Henderson, Buncombe, Haywood, Yancey and Madison counties.

Physical Demands: While performing the duties of this job, the employee may routinely be required to stand on steep slopes in a physical environment for prolonged periods walking and operating power equipment. Repetitive movements while running weed eaters, blowers, etc. Employee must occasionally lift and or move up to 50 pounds.

Hours: Must be able to work any combination of days/hours of the week to get the job done, include 30 to 40+ hours/week schedule. Monday-Sunday, days, evenings and holidays.

Status:Hourly, Non-Exempt.

Licenses: A valid driver's license and current automobile insurance is required. Reliable transportation is a must. Must obtain/maintain NSPF CPO certification (Certified Pool-Spa Operator) - we can assist with this.

Communication Skills: Must demonstrate professional verbal and written communication etiquette. Ability to effectively present information and respond to questions from Guests, Owners, Supervisors and Coworkers in a calm and respectful manner. Must maintain clear and concise documentation.

Technology Skills: Required, routine use of computers, tablets and mobile devices to email, complete electronic forms, take pictures, text, create documents and/or spreadsheets.

  • Safety: Learn and ensure compliance with all Company, local, state, and federal safety rules. Ensure that unsafe conditions are reported to in a timely manner. Service as a role-model for co-workers to follow a “safety first” principle.
