JOB SUMMARY:
The AHFH New Construction Director is responsible for providing leadership for all new construction projects. This includes multiple developments of approximately 25 -50 homes annually. Responsibilities include implementing all Requests for Proposals, coordinating subcontractors, oversite of all procurement for supplies and materials, facilitating and tracking contracts and implementing Austin Habitats home warranty program.

Works in collaboration with supervisor and staff to implement organizational strategic goals

Facilitate requests for proposals (RFPs) and proposal evaluation and selection for subcontractor work
Building plan & schematic review
Work with local and national suppliers to procure material, including in-kind donation
Manage procurement process to ensure adherence to organizational policy and funder requirements.
Develop and coordinate project schedules and maintain process for project team adherence and accountability to timelines
Manage subcontractor scheduling in coordination with field staff on multiple sites
Code invoices to appropriate projects and activities
Manage Construction Warranty process and/or staff members for all homes sold including coordination with Homeownership Programs department to schedule warranty
Ensure that projects are completed on schedule, according to contractual conditions within budget and adherence to high standards of quality construction
Ensure all supplies and tools are available so day-to-day construction runs smoothly
Maintains good relationships with all stakeholders; volunteers, donors and municipalities
Supervise and support Project Managers, Site Supervisors and AmeriCorp team members
MINIMUM EXPERIENCE REQUIREMENTS:
Required Skills:
Strong organizational skills and time management
Experience administering residential construction projects including material acquisition and subcontractor oversight
Ability to work with economically and culturally diverse populations
Ability to read construction plan sets
Working knowledge of building trades including foundation, plumbing, electrical, carpentry, HVAC, green building and how each impacts each other including working with structural engineers, architects and designers
Has reliable transportation to commute to job sites in various locations throughout the AHFH service area including a valid Texas drivers license and proof of current auto liability insurance
High level of interpersonal, written and verbal skills
Basic proficiency in Microsoft Office Suite & Adobe Acrobat
Required Experience:
Fiver years direct construction experience
Project management experience
Hands-on field residential construction experience
Required Education:
High school diploma or equivalent
College degree in construction or management related field: or commensurate industry related experience of five years

COMPENSATION :
$75,000 - $80,000 commensurate with experience
