As the face of the community, a Community Manager has a lot of responsibility to ensure the property is well-maintained, staffed, and profitable. But you will have a lot of fun doing it! If you have a bubbly, friendly personality and the administrative chops to get things done, this job is for you!General Summary of Associate Responsibility:To support and assist all aspects of the community operations, while reporting to and acting under the direction of the Regional Manager/Vice-PresidentPreferred Education and Experience:A minimum of one (1) year of experience as an on-site Community Manager or minimum of two (2) years of experience as an Assistant Manager in multi-family property managementBilingualStrong leasing and marketing background as well as superior customer serviceA high school diploma or equivalent is requiredCommunity budgeting, preferredDemonstrated proficiency in Outlook, Excel, Word, and internet. ResMan Software experience, preferredKnowledge / Skills / Ability:Ability to evaluate and fulfill community common area and amenity needs, attention to detail and dedication to maintain the communityAbility to independently establish priorities, manages time effectively, and fulfills assigned objectives and projectsAbility to respond to and resolve unexpected problems and handle priority changes in a fast-moving, fluid environmentAbility to comprehend legal documents and carry out related rent collections and lease managementIntermediate level math skills necessary to add, subtract, multiply, divide, decimals, fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reportingDemonstrated understanding of property operations with emphasis on lease terms and to support contract enforcement, including collectionsStrong verbal and written communication skills, strong organization skills, and ability to work well with onsite staff, customers, supervisors, corporate office associates and vendorsMust be able to effectively communicate, comprehend, speak, and read in English. Bi-lingual candidates are encouraged to applyResidential Standards Responsibilities:Greet prospects and residents with amazing customer service using standardized greetingGreet & motivate on-site team dailyTour and lease apartment homes, generating quotes, closing and assisting prospective residents with rental application completion and credit verification processesPrepare all new lease and renewal paperwork according to specified standardsAudit and approve lease filesFollow up with new move ins to ensure resident satisfactionResearch and shop all competitors and stay up to date on market conditionsUpdate market surveysPost to Instagram & Facebook at least 3x per weekEnsure all ILS’s are updatedAssist in organizing community resident activities, preparing newsletters, and maintaining resident loyalty and retention programsIdentify areas for improvement and offers suggestions to improve the efficiency, productivity, and profitability of the communityUpdate mileage logs and approve payroll hours for all team membersMeet and walk with landscapers to ensure optimal curb appealHandle emergency situations and incident reporting when applicablePerform any other duties as assigned by the Regional Manager/Vice PresidentCommunity Inspections and Quality Assurance ReviewMake regular inspections of apartment community, office, amenities, and other common areas to ensure they are prepared according to standardsParticipate in immediate litter pick up from community exteriors and common areas to maintain community appearance standardsConduct inspection of make ready units to ensure completionConfirm completion of all service requestsAssist with CapX projectsFinancial PerformanceEnsure all monies are posted and bookkeeping of electronic paymentsManaging delinquency by sending Notices of Proposed Eviction, 3-day notices, small balance letters, and submitting eviction cases to the attorney's office as neededEnsure Resman is updated with notices, move ins, leases, renewals, traffic and ensure availability is accurateMakes recommendations for scheduled rent increasesAccounts Rec./Accounts PayableAssists in budget preparationAccounting month end reportingNew Earth Residential offers a competitive compensation package including monthly and quarterly bonuses, health, vision, dental and life insurance, and discounted rent program.Please apply online with New Earth Residential LLC at: https://new-earth-residential-llc.gnahiring.com/job/764885/bilingual-community-manager-suncrest?s=cl
