Learn more .JOB SUMMARY: The Land Acquisition Analyst position will conduct land searches and analyze opportunities for the purposes of maximizing the profit of existing and proposed land/lot assets. This encompasses assisting the land acquisition department in underwriting acquiring raw land or finished lots, creating and maintaining our internal land database.ESSENTIAL DUTIES AND RESPONSIBILITIES:Land Search

Identify new land purchase opportunities using GIS (Geospatial Information Systems), which is an aerial mapping software & Internal Google Earth & Excel database. Make 1st contact with landowners to determine interest. Discuss opportunities with Land Director and Senior Manager.

Market Analysis & Underwriting

Assess market competition price, pace, product, target market/consumer as comp relates to target parcel/project. Convert data and findings into understandable tables, graphs, and written reports. Prepare and present reports on resale and new home activity (volume, pricing, days on market), competitive market analyses, and sales and closing trends. Create reports using Metrostudy research software and other data sources to define competitors and provide analysis to Land Team regarding product for potential acquisitions.

Work with senior leaders on recommended product line-up for project.

Technical Analysis & Transactional Support

Work with consultants and engineers on Due Diligence reports anddeliverables including:

Geotechnical & environmental surveys

Land plans

Development costs

Development schedule

With the guidance of Land Acquisition leadership, assist with transactional process including carrying out negotiations, title review, land book preparation to Corporate Land Committee, and contract management.

Financial Analysis & Underwriting

Assists the Land Acquisition team in the development of preliminary financial assumptions including meeting with agencies, engineers, etc. Also works internally with Purchasing and Land Development for cost data.

Post-acquisition - maintain financial proformas to assess ways to enhance performance of existing communities.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:Education:

Minimum of a Bachelor's Degree or higher (Business and/or Finance strongly preferred)

Experience:

Must have a minimum of 1 year of related experience.

Knowledge, Skills & Abilities:

Strong technical and analytical skills

Strong negotiation skills

Solid understanding of purchase contracts

Solid understanding of development agreements with utility districts and other agreements with municipalities and 3rd parties

Excellent oral and written communication skills

Must be proficient in Microsoft Excel

Strong organizational and time management skills

Market analysis experience a plus

Metrostudy and/or GIS software experience a plus
