Seeking a property manager for our multi-family portfolio.
Great opportunity to further your experience in all types of real estate management! You will supervise, lease, and manage a portfolio of residential properties. This position is available to a self-starting, creative property manager to work directly with the ownership group/regional manager.
Responsibilities may include:
- Facilitate Tenant move ins and move outs and communicate with Tenants.
- Maintain competitive market rental rates and concessions, screen leads, execute leases, and receive security deposits.
- Drive profitability by maintaining tenant retention, low delinquency, cost-effective maintenance, and efficient make readies.
- Manage lease expiration to maintain high occupancy throughout the year.
- Walk properties and vacant units to ensure quality and safety.
- Develop and execute preventive maintenance schedule across portfolio.
- Administer lease violations, late rent notices, and evictions.
- Develop, maintain, and enforce tenant selection criteria across portfolio.
Required qualifications:
- BILINGUAL IS REQUIRED (Spanish & English)
- Customer service/retail experience. Prior Property management experience preferred
- Technology savvy Experience with Microsoft Office and other basic software
- Available to work after hours or on weekends, as needed, to address maintenance emergencies. (Very seldom, in the last year we had 2 emergencies and the manager was able to handle both with phone calls to contractors, they did not have to go onsite.)
- Ability to travel between properties, as needed (most trips under 30 miles,
- Independent worker who is comfortable working alone and managing their own schedule within a framework.

The Property Manager is responsible for the day-to-day operations of a 104-unit community and manages team members and resources to ensure the property functions and goals are met in accordance with the company's Core Values.
Job Type: Full-time Monday - Friday 9:30 - 5:30, Saturdays 10 am - 3 pm
ESSENTIAL JOB FUNCTIONS
Manage all phases of community operations under the direction of the Regional Manager.
Handle all resident issues in a timely manner to ensure an exceptional customer experience.
Approve, review and/or reject resident applications, leases, renewals, and move-in documents.
Ensure the timely and accurate completion of various weekly and monthly reports.
Understand, support, and apply Fair Housing and Landlord-Tenant Laws principles. Can learn
Regularly inspect the community’s to ensure standards are met and suggest recommendations for community capital improvements or repairs.
Represent the company in a professional manner at all times.
Perform all other duties as directed and assist the overall team effort in any way possible.
