The Electrical Project Manager (PM) is solely responsible for the complete oversight and delivery of a successful project, which includes maximizing project margins while promoting company objectives and goals through the performance of his/her team, meeting quality and safety standards, responding to customer needs, and cultivating customer relationships through proactive interaction. Essential Duties and Responsibilities
Ensures timely completion of assigned projects, within budget, and with complete customer satisfaction.
Plans and analyzes assigned projects, establishes schedules and project parameters, and sets procedures to accomplish system objectives.
Works hand-in-hand with the field labor management team in developing schedules, manpower allocation, material delivery, communicating submittal status, project changes, and overall project progress with regular onsite involvement, along with all other tasks related to the successful completion of the project.
Creates and develops, transmits and tracks project submittal documents assuring adherence to project specifications.
Develops, transmits and tracks project PCO’s and subsequent issuance of change orders from contractors and owners. Solely responsible for securing all required approval signatures before work proceeds.
Reviews design changes to identify cost or schedule impacts. Reacts in a timely manner to report scope/schedule impact to the contractors and field labor management teams.
Reviews contracts from contractors and/or owners for compliance with contract documents and agreement with company proposal and scope of work.
Reads and reviews contracts and estimates to perform risk analysis and develop risk plans.
Meets with owners and contractors to discuss scope of project, budgets, performance expectations, and closeout. Develops, transmits and tracks project closeout documents.
Supports the sales and estimating functions by assisting with quote preparation and proposal.
Establishes an operations budget for assigned projects by revising the original estimate based on validated project scope. Maintains project budget to forecasted values.
Assists estimation as needed in preparing sub-contractor request for quotations (RFQ) including: scope statements, plans and milestone dates, specs, bonding requirements, and billing schedule of values.
Assists with receiving and qualifying subcontractor proposals; and supervises work of project assigned staff, subcontractors and installers.
Manages project cash flow, progress billing, collections support and monitoring, and resource management. Responsible for monthly draws on the 20th.
Maintains customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and assigned staff. Helps on collection of draws as needed.
Establishes professional relationships and effectively communicates with all those involved in the project. Interfaces constantly to maintain accurate status reports and project reviews.
Completes monthly WIP and presents update once a month at a Project Management department meeting.
Emphasizes and demonstrates commitment to a safe work environment, which includes employee training, wearing protective equipment, and requiring full safety compliance from all participating employees and subcontractors under the direction of Lochridge-Priest.
Informs senior management of any issue or concern prior to the issue putting the company at risk.
Walks the project and has weekly onsite meeting with Field Leadership, attends weekly GC meeting, and communicates all notes given and received to Senior Management.
Qualifications
Project Management certification and/or involvement in a related professional association is a plus.
Current electrical license and 5+ years of experience required
Ability to interpret engineering, architectural, and construction plans, drawings and specifications, and knowledge of building and mechanical codes is required.
Knowledgeable about construction contracts and bonding requirements.
Experience with developing budgets, forecasts, scope statements, cash flow and other reports related to construction project work.
Flexible and works well in a fast-paced, high-stress environment.
Works well under pressure particularly when faced with unexpected events, delays, tight timelines or urgent demands.
Solid analytical and problem-solving skills.
Exceptional oral and written communication skills - has the ability to lead a group to reach an objective and presents information in an effective manner to a variety of audiences.
