Job Overview:Responsible for all maintenance needs of the Property. Makes recommendations, performs repairs, replacement maintenance and implements preventive maintenance as established by the Condominium Association’s procedures and guidelines.Your Responsibilities:The job duties listed are typical examples of the work performed by positions in this jobclassification. Not all duties assigned to every position are included, nor is it expected that allpositions will beassignedevery duty.Additional Details:This position is located in Lincoln, MA and is ideal to live within 30 miles of the property location.
Maintains a safe and secure environment throughout the property
Becomes familiar with the governing documents of the Condominium, including the Deed, By-Laws, Rules and Regulations. Maintain awareness of the boundaries of Common and Limited Common areas and the surrounding Conservation Land.
Becomes familiar with the By-Laws of the Town of Lincoln and ensures that Building Permits are obtained for all construction work as required
Cleans and maintains the site office; ensures that all existing files and infrastructure diagrams are up to date and easily available
Maintains and ensures the safety of unit owner keys to be used in an emergency, or where access is required to a unit in the absence of the owner/s
Maintains and keeps well organized and clean the workshops at Chestnut and Hemlock Circles, available for indoor work and storage of materials and with special attention to any hazardous materials to ensure the safety of the premises.
Maintains the Condominium’s maintenance UTV on a regular schedule and ensures any required basic repairs are done
Assists in making general repairs and routine maintenance of Common Area elements in accordance with routine maintenance as scheduled or part of work orders (gutters, downspouts, shingle replacement, deck cleaning, etc.)
Assesses repair needs and estimated time required for completion of repairs (includes determination whether or not professional assistance is needed to complete the task)
Completes all work orders and maintains a daily/weekly log of activities
Monitors all fire protection and security systems (water shut-offs, meters, valve locations, etc.), including required maintenance, inspections and documentation
Monitors the servicing and performance of the septic systems, including paying special attention to meeting all Title 5 requirements.
Maintains electrical systems – specifically ensuring the functioning of exterior site lighting and interior lighting of carports and trash/mail rooms (includes the replacement of light bulbs as necessary)
Monitors property for debris, and the cleaning of trash/mail rooms
Monitors the condition of all pavements, sidewalks, curbs and parking areas.
Oversees the work of outside contractors for landscaping, grass cutting, and snow-clearing/ice control and provides assistance as needed. Coordinates access routes for any contractors conducting work on the property or for individual unit owners.
Ensures that DigSafe is notified where any construction work involves excavation – specifically for the protection of all underground services
Maintains a list of current emergency vendors and ensures its availability to the Board of Managers
Receives direction from supervisor based on community needs and Board request.
Maintains a cordial and professional manner in dealing with owners, residents, contractors, the Board of Managers, etc.
Records and reports all unusual and irregular conditions to the Portfolio Manager
Skills & Qualifications:
High school diploma or equivalency preferred. Technical background from university or vocational sources a plus
Minimum 3-5 years’ experience in building trades, repair and replacement maintenance or handy work
General knowledge of electrical, plumbing, mechanical and carpentry trades. Must be able to operate tools and equipment related to facility maintenance
Strong customer service, communication and interpersonal skills are essential
Ability to use a computer and online applications, including service request scheduling system, email, Zoom and other programs required for tracking, reporting, participating in meetings and conducting research for projects.
Physical Requirements:
Climb ladders and work at heights above ground level (maximum 3 ft).
Computer and peripherals, standard and customized softwareapplicationsand tools,and usual office equipment.
Must be able to lift 50lbsor more followingappropriate safetyprocedures
Must be able to drive
Work is performed in a variety of environmental conditions, with exposure to outdoortemperatures, weather variations, traffic and equipment noise, equipment vibrations,vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease,machinery and their moving parts and dust.
Work duties require the ability to stand and walk on hard surfaces for frequent andprolonged periods of time, and regularly require lifting, bending, stooping, reaching,climbing, push/pull and related physicalactivities
